Terms of Sale

Specific terms of sale

Method of submitting bids

The property is sold by ascending bids in an online auction held on www.huutokaupat.com from 15 October to 5 November 2026. Registration is required to participate. The deadline for submitting bids is 5 November 2026 at 13:00, or two minutes after the last accepted bid.

The National Enforcement Authority Finland is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer separately decides whether to accept or reject the highest bid.

If it is not possible to submit purchase bids through the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be included in the online auction as the maximum bid for an automatic bidding service. The written offer must be signed and state the bidder’s contact details, the maximum bid and the item number on Huutokaupat.com to which the offer relates. The written purchase offer is binding and is subject to the same terms as the online auction. The offer must be submitted by 2 November 2026 at 10:00 to the Kouvola office of the National Enforcement Authority Finland, address Vuorikatu 1, 45100 Kouvola, or by email to kouvola.realisointi.uo@oikeus.fi.

The enforcement authority reserves the right to terminate the sale or extend the sale period.

Bids submitted in the online auction are binding. If a bid is accepted, the bidder must pay the purchase price offered within the stated payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, section 25 of the Enforcement Code.

Payment terms

Deposit

The buyer must immediately pay a deposit equal to 20% of the purchase price into the National Enforcement Authority Finland’s official funds account. The deposit cannot be paid by credit card. The National Enforcement Authority Finland will contact the bidder whose highest bid has been accepted. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder will be deemed the buyer.

If necessary, the balance of the purchase price may be paid by 26 November 2026. The use of an extended payment period must be notified separately. If an extended payment period is used, annual interest in accordance with section 3(2) of the Interest Act must be paid on the entire purchase price for the agreed payment period, from the date of sale until the end of the payment period.

If an extended payment period is not used, the purchase price must be paid without delay after acceptance of the bid.

If payment is not made within the prescribed period, the buyer must pay late-payment interest in accordance with section 4(1) of the Interest Act on the entire purchase price until the purchase price has been paid or a new sale has been conducted.

Other information

The buyer obtains possession of the property when the entire purchase price has been paid. The buyer may not use the property in a way that reduces its value before receiving the deed of sale. The buyer obtains title to the property upon receiving the deed of sale. The deed of sale is handed over once the entire purchase price has been paid and the sale has become final.

Persons from outside the EU and EEA have the right to acquire real property in Finland only if a permit is granted for the acquisition (Act on Permit Requirements for Certain Real Estate Acquisitions, 29 March 2019/470). The buyer is responsible for obtaining the permit and meeting the obligations arising from it. Further information is available on the Ministry of Defence website.
