From 1 March 2026, the flat has been under the management of the housing company for a period of three years due to unpaid maintenance charges. The property is currently rented.
The flat is subject to housing-company debt and unpaid maintenance charges, which the buyer assumes responsibility for in the transaction. (See the terms of sale for more details.)
The seller reserves the right to accept or reject the highest bid.
The item is sold as a transaction between users. Huutokaupat.com does not act as a party to the transaction.
The buyer assumes responsibility for a debt share of 99 815,07 €.
The seller reserves the right to accept or reject the highest bid.
Asianajotoimisto Kontturi & Co Oy is not obliged to accept the highest bid received; the seller may, at their discretion, accept or reject the highest bid.
The shares in the housing company are sold in a transaction between the buyer and seller, and huutokaupat.com is in no way a party to the transaction.
No deposit is payable for the property.
If the buyer withdraws from the transaction or the transaction otherwise fails to proceed for reasons attributable to the buyer, the buyer must pay the seller standard compensation of EUR 1,000, but no more than 4% of the purchase price corresponding to the bid.
Asianajotoimisto Kontturi & Co Oy is responsible for preparing the deed of sale and the related costs. The buyer is responsible for the costs of registering title and transferring the share certificate. The buyer is also responsible for paying the transfer tax arising from the transaction.
A decision to take possession of the apartment was made at an extraordinary general meeting on 17 July 2025 pursuant to Chapter 2, Section 8 of the Housing Companies Act (1599/2009). The apartment has been taken into the company’s possession for three years from 1 March 2026. The apartment is currently let. The current amount of unpaid maintenance charges and other costs must still be confirmed with the property manager on the possible date of completion. To obtain possession of the apartment, the buyer must settle all unpaid maintenance charges.
Title to the shares conferring rights to the apartment passes from the seller to the buyer when the seller and buyer have signed the deed of sale and the buyer has paid the purchase price to the seller. Possession passes to the buyer only when the buyer has paid the housing company its overdue maintenance charge receivables in accordance with Chapter 8, Section 7 of the Housing Companies Act. The buyer shall pay the purchase price corresponding to the accepted bid to the seller at the deed-signing appointment. Asianajotoimisto Kontturi & Co Oy and the buyer shall agree separately on the time of signing the deed of sale.
Bids must be submitted by the deadline set by the seller. The highest bid is the bid accepted by the seller as the highest. Asianajotoimisto Kontturi & Co Oy is not responsible for the error-free operation of the huutokaupat.com system.
The property is sold in the condition and with the equipment it has as described in the listing and at the time of the transaction. The buyer has no right of exchange or return.
No warranty is provided for the property. The property cannot be exchanged or returned. The descriptions in the listing are only the seller’s assessments of the property for sale. Anyone participating in the auction must inspect the property themselves before making a binding bid. By submitting a bid, the bidder accepts the property in its existing condition.
The auction may also be attended in person by submitting a written binding bid to the seller on site. All bids will be registered as public in the property listing.
According to the property manager’s certificate dated 5 October 2026, the maintenance charge is EUR 200.20 per month and the capital charge is EUR 675.25 per month. The total housing company charge is therefore EUR 875.45 per month. Water advance payment EUR 22 per person per month; sauna charge EUR 20.

Liabilities transferred to the buyer
According to the property manager’s certificate dated 5 October 2026, the apartment is subject to a housing company loan share of EUR 99,815.07. As the new owner, the buyer assumes responsibility for this loan share.
According to the property manager’s certificate dated 5 October 2026, overdue and unpaid maintenance charges total EUR 16,246.37.
Under Chapter 3, Section 6 of the Housing Companies Act (1599/2009), the new owner of housing-company shares is liable for payment of the housing company charge from the transfer of title.
Under Chapter 8, Section 7 of the Housing Companies Act, where shares are transferred to a new owner after a decision has been made to take the apartment into the company’s possession, the new owner obtains possession of the apartment after paying the company’s overdue receivables.
The buyer must therefore pay the company a total of EUR 16,246.37 to obtain possession of the apartment.
The buyer must note that, notwithstanding payment of the unpaid maintenance charges and the transfer of title and possession, the tenancy agreement entered into by the housing company for the period of possession may also bind the new owner. The sale of the shares and payment of the unpaid maintenance charges therefore do not terminate the tenancy agreement. The rent is EUR 650 per month + water charge EUR 22. The tenancy agreement is attached to the listing.
The buyer must also note that further unpaid maintenance charges and a housing company loan share may arise during the sale process, and that the amount of the housing company loan share and maintenance charge debt transferred to the buyer’s responsibility will be confirmed at the time the deed of sale is signed. The buyer makes a binding bid aware of this.
Note! The housing company loan share encumbering the property and the housing company’s maintenance charge receivables are not deducted from or paid out of the purchase price. The purchase price is therefore not a so-called debt-free price. The buyer must pay the housing company’s maintenance charge receivables directly to the housing company, and the housing company loan share relating to the shares will transfer in full to the buyer’s responsibility upon completion. The buyer must set the auction bid accordingly. By making a bid, the buyer accepts that receivables of the housing company becoming the buyer’s responsibility under the Housing Companies Act will not be paid, even in part, from the purchase price; instead, the buyer must pay the purchase price to the seller and, in addition and independently of it, pay the housing company the maintenance charge receivables transferred to the buyer’s responsibility. The buyer has no right to recover from the seller any unpaid maintenance charges paid to the housing company, nor to make any other claims against the seller in relation to them.
