Leasehold with buildings located in the municipality of Juupajoki at Juupavaarantie 191, 35530 Lyly.

The leasehold comprises the property named SOlMANNIEMl (property identifier 177-405-1-95) in the municipality of Juupajoki, together with the buildings located thereon.

Machinery, equipment or other movable property is not included in the sale.

The leasehold was registered on 8 November 2005. Registration identifier 177-405-1-95-Ll. According to the leasehold certificate dated 8 November 2005, the lease expires on 31 August 2055. The rent is EUR 1,835 per year, indexed according to the March 2025 Consumer Price Index (2005=100).

The leased area is part of the property, comprising approximately 2.5 hectares.

The area is covered by a local master plan. A care services company has operated on the property.

Building information

The leased area contains a commercial/service building constructed in 2005, formerly used as a care home for the elderly (14 resident apartments, lounge and dining areas, social facilities, utility room, washroom, control room and office premises, etc.), as well as a refuse shelter in the yard.

The floor area of the building on the leased area is approximately 554 m². The building comprises 14 resident rooms totalling approximately 230 m², lounge and dining areas totalling approximately 177 m², social facilities, washroom, control room and office space of approximately 26 m², and ancillary spaces totalling approximately 50 m². The areas have not been checked by measurement.

There is 1,900 m² of remaining building entitlement under the plan on the leased area.

When making an offer, the bidder must assess and determine the building’s suitability and any possible modifications required, for example to comply with current regulations governing care operations. The seller is not responsible for the building currently meeting the regulatory requirements applicable to such operations.

No condition surveys have been carried out concerning the property, and the building located on the property has not been inspected by the seller. The buyer must inspect the property themselves.

Other information

The property’s electricity, water and sewerage connections will transfer to the buyer in connection with the property sale. The buyer assumes responsibility for any unpaid charges affecting the connections.

The buyer is responsible for the property tax for the year in which the sale takes place. The property tax for 2026 is EUR 5,434.12.
