Two storage units, 23.7 m² and 25.3 m², Utajärvi

The property will be sold by ascending bids in an online auction held on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for bids is 11/10/2026 at 18:00, or two minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer decides separately whether to accept or reject the highest bid.

If it is not possible to submit a purchase offer through the huutokaupat.com service, the buyer candidate may submit a written purchase offer to the enforcement officer, which will be included in the online auction as the maximum bid in accordance with the automatic increment system. The bid must be delivered no later than 08/10/2026 at 13:00 either by post to the Enforcement Authority address Ulosottolaitos PL 1, 00067 Ulosottolaitos, or by leaving the written bid at the registry of the Oulu office at Oulun toimipaikka, Torikatu 34–40, 90100 Oulu (open Mon–Fri 8:00–16:15), or by email to oulu.realisointi.uo@oikeus.fi. The person submitting the written bid is responsible for ensuring that the bid is received by the stated deadline. A written purchase offer is binding and the same terms apply as in the online auction. The written purchase offer must be signed and must state the bidder’s contact details, the maximum amount of the bid, and the item number in the huutokaupat.com service to which the bid relates.

The enforcement authority reserves the right to end the sale or extend the selling period.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority’s official funds account. Once the payment is visible in the official funds account, the enforcement officer will issue the sales decision, which will be delivered to the parties concerned. The purchase price cannot be paid by credit card.

Deposit:
If the full purchase price is not paid immediately, the buyer must nevertheless pay a deposit of 20% of the purchase price immediately.

Payment period:
If necessary, a payment period of up to six weeks from the sales decision may be granted for the remaining purchase price. Interest at the annual reference rate is payable on the full purchase price for the entire payment period, from the date of sale until the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted payment period, annual default interest will then be charged; it is currently 9.50%.

Obligations and rights transferred to the buyer

The buyer assumes liability for obligations arising from the previous owner’s unpaid charges and payments

The buyer is liable to the housing company for the previous owner’s unpaid maintenance charges and usage fees, but only up to an amount equal to the total maintenance charges for the month in which ownership is transferred and the five immediately preceding months.

According to the manager’s certificate dated 24/08/2026, storage unit 1 has accumulated unpaid charges totalling EUR 3,177.08 as of 24/08/2026.

Company loan shares relating to the unit

The buyer is liable to the housing company for any company loan shares relating to the unit. According to the manager’s certificates dated 24/08/2026, no company loan shares are allocated to the shares.

Transfer tax
The buyer is required to pay transfer tax of 1.5%. The tax is calculated on the combined amount of the purchase price and the obligations transferred to the buyer, as at the date of transfer of ownership.

Other information

The property has been seized and is being sold by voluntary sale carried out by the enforcement officer, applying the general auction terms laid down in the Enforcement Code insofar as applicable.

Buyers are advised to familiarise themselves thoroughly with the property, the sales brochure and the attached documents before submitting a bid.

Objektets försäljningsvillkor

Objektet säljs på nätauktion med höjningsbud på webbplatsen www.huutokaupat.com. Tidsfristen för att ange köpeanbud löper ut den 11.10.2026 klockan 18.00 (eller 2 minuter efter det att det sista köpeanbudet som godkänts till auktionen har givits).

Utsökningsverket ansvarar inte för funktionen i tjänsteleverantörens system. Det högsta budet är det bud som tjänsteleverantörens system godkänt som högsta. Utmätningsmannen beslutar separat huruvida det högsta budet ska godkännas eller förkastas. Buden som ges i nätauktionen är bindande. Om ett bud godkänns, är den som gett budet skyldig att betala den erbjudna köpesumman inom avtalad betalningstid. Underlåtelse att betala den erbjudna köpesumman kan leda till köparens ersättningsskyldighet i enlighet med 5 kap. 25 § i utsökningsbalken.

Utmätningsmannen förbehåller sig rätten att sluta försäljningen eller förlänga försäljningstiden.

Om det inte är möjligt att lämna bud via tjänsten Huutokaupat.com, kan köparkandidaten lämna ett skriftligt bud till utmätningsmannen. Budet ansluts till nätauktionen som ett maximibud enligt höjningsautomaten. Budet ska lämnas i skriftlig form till utsökningsverket senast 08.10.2026 kl. 13:00 på adressen Utsökningsverket / Uleåborg verksamhetsställe, Torikatu 30-40, 90100 Oulu eller oulu.realisointi.uo@oikeus.fi. Ett skriftligt bud är bindande och på det tillämpas samma villkor som i nätauktionen. Det skriftliga budet ska undertecknas och av budet ska framgå budgivarens kontaktuppgifterna, budets maximibelopp samt numret på det objekt i tjänsten Huutokaupat.com som budet gäller.

Egendomen är utmätt och den säljs under hand genom utmätningsmannens försorg i enlighet med utsökningsbalken 5 kap. 76 § och i tillämpliga delar av utsökningsbalkens allmänna auktionsvillkor.
