The property is sold by ascending bids in an online auction held on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids ends on 7.10.2026 at 18.00 or two minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functionality of the service provider's system. The highest bid is the bid that the service provider's system has accepted as the highest. The enforcement officer decides separately whether to accept or reject the highest bid.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sale period.

The property has been seized and is sold by private sale conducted by the enforcement officer, applying as appropriate the general auction terms laid down in the Enforcement Code.

Payment terms

The enforcement officer will notify the bidder with the highest offer whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority's official funds account. When the payment is visible in the official funds account, the enforcement officer will make a sales decision, which will be delivered to the parties concerned. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must nevertheless pay 20% of the purchase price immediately as a deposit.

Payment period: If necessary, a payment period may be granted for the remaining purchase price, but for no more than six weeks from the sales decision. In that case, annual interest on the full purchase price must be paid for the entire payment period from the sale date until the end of the payment period. The reference interest rate is currently 2.50%. If payment is not made within the granted payment period, annual default interest will thereafter be charged. The current default interest rate is 9.50%.

Obligations and rights transferred to the buyer AND/OR claims related to the property for sale

The property has a Rovakaira Oy electricity connection (3x25A), which is included in the property for sale. The electricity company has stated that electricity supply to the property was disconnected on 25.8.2018, the connection is on maintenance status and the meter has been removed. To obtain use of the electricity connection, the new owner of the property must pay the unpaid charges relating to the connection to the electricity company. The new owner must pay these charges directly to the electricity company; they will not be paid from the purchase price paid into enforcement. According to the electricity company, unpaid charges relating to the electricity connection amount to EUR 126.70 (as of 16.07.2026). In addition, the new owner must order the connection to be transferred from maintenance to active use and ask an electrical contractor to inspect the current main electrical panel and arrange for metering. If the panel is old, it may not be possible to install a meter, and the buyer may have to obtain a new outdoor distribution board for the meter. Any costs arising from reconnecting the electricity connection are borne by the buyer. According to the electricity company, the price of a new equivalent electricity connection is EUR 7,180.

The buyer is responsible for any fees charged for the transfer of connection agreements.

The buyer must apply for title to the property within six months of the date of the deed of sale. The buyer must pay transfer tax on their own initiative no later than when applying for title. The transfer tax is 3% of the purchase price.

The object is sold by online auction with increasing bids on the website www.huutokaupat.com. The deadline for submitting purchase bids expires on 7.10.2026 at 18.00 (or 2 minutes after the last purchase bid accepted in the auction has been made).

The enforcement officer decides whether the highest bid will be accepted or not. Bids submitted in the online auction are binding.

If it is not possible to submit a bid via the Huutokaupat.com service, the prospective buyer may submit a written bid to the enforcement officer. The bid is attached to the online auction as a maximum bid according to the bidding automation. The written bid must be submitted to the Enforcement Service no later than 5.10.2026 at 12.00 to the address Enforcement Service / Kuusamo office, Kaiterantie 20, 93600 Kuusamo. A written bid is binding and the same terms apply as in the online auction. The written bid must be signed and must state the bidder's contact details, the maximum amount of the bid and the number of the object in the Huutokaupat.com service to which the bid relates.

The property has been seized and is sold by private sale by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.
