The buyer has inspected the condition of the building to the extent they consider appropriate and will not make claims against the seller concerning the building’s condition after transfer of ownership. The buyer is not entitled to a price reduction, damages or any other compensation or refund. The buyer is not entitled to make any other claims against the seller.

The final decision on the sale will be made by the Municipal Manager of Masku. The sale will bind the municipality only once the decisions have become legally final.

The highest bidder must pay a reservation fee of €5,000 (five thousand euros) into an account designated by the municipality within three days of the auction closing. If the sale is cancelled for a reason other than one announced by the municipality, the reservation fee will not be refunded. No interest will be paid on the reservation fee.

The sale documents must be signed no later than one (1) month after the decisions have become legally final.

Bids made in the auction are binding. The bidder is obliged to pay the offered purchase price and the reservation fee within the agreed payment period. Failure to pay the offered purchase price and/or reservation fee may result in liability for compensation.

If the highest binding bidder makes an unjustified bid or fails to pay the reservation fee, they must pay the seller a penalty of €3,000 within three days.
