The City of Helsinki, Urban Environment Division, reserves the right to accept or reject the highest bid. If the highest bidder withdraws from the auction, the City of Helsinki may consider offering the property to the second-highest bidder at the highest price offered by that bidder.

The property is sold in the condition and with the equipment in which it is at the time of advertisement and completion of the sale. Anyone participating in the auction must independently inspect the property for sale and the documents before submitting a binding

bid. The buyer may not subsequently invoke a circumstance that could have been detected during a pre-inspection or from the documents. By submitting a bid, the bidder accepts the property in its existing condition.

The buyer has no right of exchange or return. No warranty is provided for the property. The descriptions in the advertisement are solely the seller’s assessments of the property for sale.

Bidders agree that Huutokaupat.com may disclose their contact details to the advertiser to enable the sales decision and communication of it.

The seller’s sale agreement and land lease agreement will be used for the transaction. Ownership and possession of the property transfer to the buyer upon signing the sale agreement. The timing of signing the sale agreement and land lease agreement will be agreed with the buyer after the City of Helsinki’s separate sales decision in the matter has become legally valid (approximately 21 days). The purchase price

must be paid no later than at the signing meeting, at which a receipt for payment of the purchase price will generally be presented.

The buyer is responsible for transfer tax.

Bidding period

5 October 2026–30 November 2026

The bidding period begins on 5 October 2026 and ends on 30 November 2026 at 10.00 or three minutes after the last accepted bid. Bids are submitted through the Huutokaupat.com service by the stated deadline. The auction can also be participated in by submitting a written binding bid to the seller’s representative by 10.00 on 25 November 2026. Submission of a written bid must be agreed in advance with the seller’s representative. All bids will be registered as public in the property advertisement. A written purchase offer is binding and is subject to the same terms as the online auction. Buyers undertake to enter all bids in the system.

A written purchase offer must be signed and state the bidder’s contact details, the maximum amount of the bid and the property number in the Huutokaupat.com service to which the bid is submitted.

The Urban Environment Division is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest.

Bids submitted in the online auction are binding. If a bid is accepted, the bidder must pay the purchase price offered within the agreed payment period. The City of Helsinki, Urban Environment Division, reserves the right to interrupt the auction or extend the sales period.

Bids

The City of Helsinki, Urban Environment Division, reserves the right to request further information and clarifications from bidders and the right to reject all bids. All bidders will be notified of the selection of the buyer.

Conditions for accepting a bid

Acceptance of a bid and conclusion of the land lease agreement require that the buyer has no payment default entries in their credit records and that neither the buyer, the buyer’s owner nor an entity exercising control over the buyer is subject to sanctions imposed by the European Union or the United Nations. By submitting a bid, the buyer confirms that these conditions are met.

Final acceptance of the bid also requires a separate sales decision by the competent official or body of the City of Helsinki.

Withdrawal from a bid

If a bidder withdraws from an accepted bid, they must compensate the seller for the costs of arranging the unsuccessful auction in the amount of 4% of the purchase price corresponding to the accepted bid.

If the highest bidder withdraws and the City of Helsinki offers the property to the second-highest bidder, and the second-highest bidder withdraws from the transaction after the sales decision, a cancellation fee of 4% of the purchase price corresponding to the accepted bid will be charged.

Completion of the sale

The purchase price must be paid in full and the sale agreement and land lease agreement must be signed within two months of the auction ending, unless otherwise agreed with the seller.
