Terms of sale

The seller undertakes to sell the property to the highest bidder.

The sale is a transaction between users. Huutokaupat.com does not act as a party to the sale.

Bids must be made by the stated deadline. The highest bid is the bid the seller has accepted as highest. EcoStake Oy and the buyer undertake to record all bids in the system. By placing a bid, the bidder accepts these terms.

Inspection of the property

Bidders are obliged to inspect the property, documents and records before bidding. The buyer cannot later rely on a matter that could have been noticed during a prior inspection. You may visit the yard on your own. Access inside the buildings is possible at a single public viewing: Mon 18 May 2026 19:15–20:15.

Seller information

EcoStake Oy warrants that it has provided the buyer with all information the seller knows and that may be expected to affect the sale.

Conclusion of the sale

The sale of real estate must be made in the form required by the Land Code. The time and place or method for signing the deed will be agreed separately with the buyer, but in any case within 7 days of the auction ending. We prefer electronic signing via the property transfer service (kiinteistoasiat.fi). The buyer pays the purchase price into the seller's nominated bank account at the signing. Ownership transfers after the deed is signed and the purchase price is paid.

Other costs
The buyer is responsible for transfer tax, which is 3% of the purchase price (debt-free). The title deed and processing fee in 2026 is €236, payable by the buyer. The buyer may, if desired, obtain an up-to-date extract from the land register, a title certificate and a certificate of encumbrances at their own cost (€16 each).

Withdrawal from the sale

If the buyer notifies that they will not complete the purchase or the purchase sum has not been received in the seller's account by the due date or at the latest by the end of the next banking day, this is considered a refusal to complete the sale. The property will then be offered to the second-highest bidder. The party who refuses to complete the sale must compensate the other party for reasonable costs incurred for advertising, inspecting the property and other necessary actions related to completing the sale, as a contractual penalty equal to 10% of the sale price. The contractual penalty is collectible and is not subject to VAT. The penalty invoice will be sent to the buyer's provided email address with a 7-day payment term from the day the buyer notifies they will not complete the purchase or when the purchase invoice is due. Late payments incur interest under the Interest Act at 9.5%. Please do not place a bid if you are unable to complete the purchase.
