Terms of Sale

The lot is sold by ascending bids in an online auction held on the www.huutokaupat.com website between 28 April 2026 and 17 May 2026. Participation in the auction requires registration. The deadline for placing bids ends at 18:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the operation of the service provider’s system. The highest bid is the one the service provider’s system has accepted as highest. The enforcement officer will separately decide whether to accept or reject the highest bid.


If it is not possible to place purchase bids via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as the maximum bid according to the automatic increment. The written

offer must be signed and must state the bidder’s contact details, the maximum offer amount and the Huutokaupat.com lot number to which the offer relates. A written purchase offer is binding and the same terms apply as in the online auction. The offer must be submitted no later than 13 May 2026 at 12:00 to the Enforcement Agency’s Jyväskylä office, address Vapaudenkatu 54, 40100 Jyväskylä, or by email to jyvaskyla.realisointi.uo@oikeus.fi.


The enforcement authority reserves the right to end the sale or to extend the sale period.


Bids placed in the online auction are binding. If an accepted bid is approved, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may result in the buyer’s liability to compensate under section 25 of chapter 5 of the Enforcement Code.


Payment terms


The buyer must immediately pay a deposit of 20 per cent of the purchase price into the Enforcement Agency’s official account. The deposit cannot be paid by credit card. The Enforcement Agency will contact the maker of the highest accepted bid. The highest bidder must state on whose behalf the bid was made. Otherwise the highest bidder will be regarded as the buyer.


A payment period of up to six weeks may be granted for the remainder of the purchase price if necessary. The payment period will be notified separately. If a payment period is granted, annual interest will be charged on the entire purchase price in accordance with section 3(2) of the Interest Act for the whole agreed payment period from the date of sale until the end of the payment period.


If no payment period is granted, the purchase price must be paid without delay after acceptance of the bid.


If payment is not made within the specified time, the buyer must pay default interest on the full purchase price in accordance with section 4(1) of the Interest Act until the purchase price has been paid or a new sale has been completed.


Obligations and rights transferred to the buyer


The buyer is responsible for costs arising from transfer of subscription agreements or taking out new subscriptions.

The property has been seized and is sold by free sale conducted by the enforcement officer in accordance, where applicable, with the general auction terms laid down in the Enforcement Code.

Buyers are strongly advised to familiarise themselves thoroughly with the lot, the sales brochure and the attached documents before placing a bid.


The State has a pre-emptive right in the sale of real estate if acquisition of the property is necessary for defence, border control or border security, or for monitoring or safeguarding territorial integrity (Act on the State’s Pre-emptive Right in Certain Areas 29 March 2019/469).


Persons outside the EU and EEA may acquire real estate in Finland only if a permit is granted (Act on the Permit Requirement for Certain Acquisitions of Real Property 29 March 2019/470). Appeals


An enforcement appeal regarding the sale and acts related to or preceding the sale must be lodged within three weeks from the date of sale. The appeal instructions are attached to the sale decision.
