Viewing the property

The bidder has a duty to inspect the property, documents and records before bidding. The buyer cannot later rely on any matter that could have been discovered during the inspection.

The seller warrants that they have given the buyer all information known to the seller that may be assumed to affect the sale.

Conclusion of the sale

From the auction price, 4% must be paid to Sp-Koti's client account as bid security within 24 hours after the auction ends; this will be refunded to the payer if no sale decision is made. The sale of the property must be made in the form prescribed by the Land Code. The time and place for signing the deed will be agreed separately with the buyer. The purchase price is paid at the signing. The buyer is responsible for the costs of the authentication of the sale.

Other costs

The buyer is responsible for the transfer tax in accordance with current tax practice.

Withdrawal from the sale

A party that refuses to complete the sale must, under the Land Code, compensate the other party for reasonable costs arising from advertising, inspecting the property and other necessary acts related to the sale.
