The City of Saarijärvi is selling the Säästölä property located in the very centre of Saarijärvi at Ilolantie 6.

The property contains an Art Nouveau (Jugend) style building originally designed as a Savings Bank commercial building.

An imposing two-storey office building of approx. 620 m² was completed in 1909.

The building has been refurbished and updated over the years to meet the city's changing needs. The most recent major renovation was in 1993, when the building was converted for the music school and the visual arts school. That use ended at the end of 2022.

A condition assessment of the building was prepared in 2024. The building area has not been verified. Harmful substances may be present; no hazardous-substance survey has been carried out. No energy certificate has been issued because the building is protected by the local zoning plan.

A 50 m² area of the property has been leased for parking to the neighbouring property. The lease can be terminated with two months' notice.

Buyers must examine the site and the provided documentation carefully.

About responsibilities

Making an offer

Conditions of sale

The bidder must submit in writing to the city board the intended future use of the property before the sale matter is decided.

The City Board of Saarijärvi, as seller, reserves the right to accept or reject the highest offer. The highest offer is the one the seller has accepted as highest. Bidders agree that their contact details may be disclosed by Huutokaupat.com to the seller to enable the sales decision and related notifications.

Conclusion of the sale

The time for signing the deed of sale will be agreed with the buyer once the City Board's decision on the sale has become legally valid (approx. 1 month). The final sale may be completed in writing with a certifying official or electronically via the National Land Survey's property transfer service. The seller's standard deed of sale will be used. The purchase price is paid by bank transfer to the seller's specified account. Ownership and possession of the property transfer to the buyer when the purchase price has been paid in full, but not before 22 September 2026.

Deposit and withdrawal from the sale

The highest bidder undertakes to pay the seller a deposit of 1,000 euros. The deposit must be paid before the sale matter is processed by the City Board (before the publication of the City Board agenda). The deposit is part of the final purchase price. If the buyer withdraws from the purchase, the deposit will not be returned. By bidding in the Huutokaupat.com service, the bidder accepts this condition.

A party refusing to complete the purchase must, under the Real Estate Code, compensate the other party for reasonable costs incurred from advertising, inspecting the property and other necessary actions related to the sale.

Other costs 

The buyer is responsible for the certifying official's fee/online property transfer service fee, title registration fee and transfer tax.
