Terms of Sale

The object is sold by ascending bids in an online auction held on www.huutokaupat.com. Registration is required to participate. The deadline for submitting bids is 24 November 2026 at 18:00, or two minutes after the last accepted bid.

The National Enforcement Authority Finland is not responsible for the operation of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The bailiff separately decides whether to accept or reject the highest bid.

Bids submitted in the online auction are binding. If a bid is accepted, the bidder must pay the offered purchase price within the agreed payment period. Failure to pay may result in the buyer’s liability to pay compensation under Chapter 5, section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sale period.

The property has been enforced and is sold by private treaty, arranged by a bailiff, applying, where appropriate, the general auction terms laid down in the Enforcement Code.

Payment terms

The bailiff will inform the highest bidder whether the bid can be accepted. If it can be accepted, the buyer must pay the entire purchase price by bank transfer to the National Enforcement Authority’s official escrow account. Once the payment is visible in the official escrow account, the bailiff will issue a sale decision, which will be served on the parties. The purchase price cannot be paid by credit card.

Deposit: If the entire purchase price is not paid immediately, the buyer must nevertheless immediately pay 20% of the purchase price as a deposit.

Payment period: If necessary, a payment period may be granted for the balance, but no longer than six weeks from the sale decision. In that case, annual interest is payable on the entire purchase price for the whole payment period, from the date of sale until the end of the payment period. The reference interest rate is currently 2.50%. If payment has not been made within the granted payment period, annual default interest will subsequently be charged. The default interest rate is currently 9.50%.

Obligations and rights transferred to the buyer AND/OR receivables related to the property for sale

The sale conditionally includes a water connection. To have the water connection transferred into their name, the buyer must pay any arrears relating to the connection to Napapiirin Energia ja Vesi Oy. Arrears relating to the connection amounted to €3,437.50 as at 16 October 2026.

The buyer is responsible for any fees charged for transferring connection agreements.
