Terms of sale

The seller reserves the right to accept or reject the highest bid. If the highest bidder withdraws from the auction, the City of Helsinki may consider offering the property to the second-highest bidder at that bidder's highest offered price.

The property is sold as a transaction between users. Huutokaupat.com is not a party to the sale.

The property is sold in the condition and with the equipment shown in the listing and at the time of sale. Participants in the auction must inspect the property and the documents themselves before making a binding offer. The buyer cannot later refer to a matter that could have been observed during the preliminary inspection or from the documents. By submitting an offer the bidder accepts the condition of the property as is.

The buyer has no right of exchange or return. No warranty is given for the property. The descriptions in the listing are only the seller's assessments of the property.

Bidders agree that their contact details may be disclosed by Huutokaupat.com to the announcer to enable the sales decision and its notification.

The seller's deed will be used for the transaction. Ownership and possession rights to the object will transfer to the buyer upon signing the deed. The signing time will be arranged with the buyer after the City of Helsinki's separate sales decision has become final (approximately 21 days). The purchase price shall be paid at the latest at the signing meeting, where a receipt for the payment of the purchase price is normally presented. The buyer is responsible for the transfer tax.

Offer period

26 March 2026 – 26 May 2026

The offer period starts on 26 March 2026 and ends on 26 May 2026 at 13:00 or 3 minutes after the last accepted bid. Offers (bids) must be made in the Huutokaupat.com service within the given time.

It is also possible to participate in the auction by submitting a written binding offer to the seller's representative by 21 May 2026 at 10:00. Submitting a written offer must be agreed in advance with the seller's representative. All offers will be registered publicly in the listing. A written purchase offer is binding and is subject to the same conditions as the online auction. Buyers are required to record all offers in the system.

The written purchase offer must be signed and must include the offerer's contact details, the maximum amount of the offer and the Huutokaupat.com item number to which the offer applies.

The Urban Environment Division is not responsible for the functioning of the service provider's system. The highest bid is the one the service provider's system has accepted as the highest.

Offers made in the online auction are binding. If an offer is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period.

The City of Helsinki, Urban Environment Division reserves the right to interrupt the auction or to extend the sale period.

Offers

The City of Helsinki, Urban Environment Division reserves the right to request additional information and clarifications from bidders and to reject all offers. All bidders will be notified of the buyer selection.

Conditions for acceptance of an offer

Acceptance of an offer requires that the buyer's credit information does not include adverse entries and that neither the buyer, the buyer's owner nor any party controlling the buyer is subject to sanctions imposed by the European Union or the UN. By making an offer the buyer warrants that these conditions are met.

Final acceptance of an offer also requires a separate sales decision by the competent official or body of the City of Helsinki.

Withdrawal from a bid

If a bidder withdraws from an accepted bid, they must compensate the seller for costs caused by the failed auction equivalent to 4% of the accepted bid price.

If the highest bidder withdraws and the City of Helsinki offers the property to the second-highest bidder, and the second-highest bidder withdraws from the transaction after the sales decision, a cancellation fee of 4% of the accepted bid price will be charged.

Conclusion of the sale

The purchase price must be paid in full and the deed signed within two months of the end of the auction, unless otherwise agreed with the seller.
