Now available a rare ensemble in Haapavesi's Noranmäki:
the protected Ruustinnanhovi and its formal garden located within a nationally significant (RKY) landscape area.

  • Address: Kytökyläntie 260, Haapavesi

  • built in 1910

  • approximately 440 m²

  • historically significant surroundings

  • estimated heating energy consumption for 2025 is 116 MWh.

This is not a finished project – but an opportunity.

Ruustinnanhovi is a building designed by Wivi Lönn in 1911 and protected under the Building Protection Act; in the regional plan it is classified as nationally valuable.

Clarification of the protection designation: Repair and alteration works, changes of use, infill construction and measures carried out in the area must be such that the architecturally/culturally historically/landscape-significant character of the area is preserved. No measures that reduce its protection value may be undertaken. If changes that have reduced the site's value have been made to the building or its immediate surroundings, they must be remedied during repair and alteration works in a way that preserves the site's cultural-historical values and historical characteristics. Buildings must not be demolished without the permit referred to in section 127 of the Land Use and Building Act (MRL). The museum authority must be given the opportunity to comment before decisions are made on permit applications concerning nationally and regionally valuable sites.

The subject is an aged protected building that requires renovation and is suitable for a buyer who understands major renovation, structural risks and the need to develop building services systems.

NOTE: The building is for sale, not the land. The sale includes a right and responsibility to enter into a fixed-term (50 years) land lease. The buyer is obliged to investigate and familiarise themselves with the building's protection restrictions and obligations.

OWNERSHIP ARRANGEMENT AND LAND

Only the building is for sale. The property or land is not sold. The sale includes a 50-year land use right by way of a land lease. The lease area is defined in the map appendix and the boundary will be specified if necessary before the transaction.

The land rent covers costs incurred by the lessor. The buyer should note that this is not ownership of the land, which may affect financing and collateral.

The purchase of the land may be negotiated separately later, but the seller does not commit to selling it.

BUILDING CONDITION AND TECHNICAL RISKS

The building is old and technically modest. There is a considerable backlog of repairs, and the buyer must prepare for substantial investments in structures, building services and energy solutions.

There are risky structures in the building, especially in the subfloor, external walls and roof, which involve moisture and indoor air risks. A condition assessment will be carried out before the sale and provided to prospective buyers at the latest during negotiations.

The building is sold as seen.

CHARACTER AND SPECIAL FEATURES OF THE AREA

The site is located in a historically and partly protected area. It is the buyer's responsibility to investigate all regulatory requirements concerning use and any changes.

HEATING SYSTEM (DISTRICT HEATING)

There is a central district heating system in the area that is available until 31/05/2027. After this, each owner is responsible for their own heating system.

The buyer must prepare for implementing a new system at their own cost and for costs after the transition period. During the transition period consumption will be billed based on submetering and the seller is responsible for the system's operation.

ELECTRICAL SYSTEM (COMMUNITY ELECTRICITY)

There is a central electricity distribution in the area that is available until 31/05/2027. After this, connections will be building-specific.

The buyer is responsible for implementing the electrical system at their own cost and for costs after the transition period. During the transition period consumption will be billed based on submetering.

LEASE RELATIONS

There is a tenant in the building, and the lease is valid until 31/10/2026. The lease transfers to the buyer and binds them until the end of the contract term. Continuation of tenancies will be agreed separately between buyer and tenants.

BUYER'S RESPONSIBILITIES AND OFFER

The property is not suitable for a passive owner but requires active development, investment and maintenance. By submitting an offer the buyer confirms they have inspected the property and documents and understand the risks. The buyer may not later invoke matters that were observable before making the offer.

There is no warranty or right of withdrawal for the property.

MAINTENANCE AND OBLIGATIONS

The buyer is responsible for maintenance of the building and area. Maintenance must not be neglected so that the area deteriorates or causes harm to others. The building is protected under the Protection Act and the land is a nationally significant formal garden. The new owner has the responsibility and obligation to maintain these. Any other protection-related obligations also become the responsibility of the new owner for both the building and the land/formal garden.

PLANNING

Current types of use in the buildings may continue. This has been confirmed with building control. The buyer is, however, obliged to familiarise themselves with the applicable plan, plan provisions and current and future restrictions before making an offer.

If there are uncertainties related to the plan or its interpretation, the buyer is advised to contact the local building inspector, who can provide additional information, for example regarding planning and permitted uses.
