Terms of Sale

How to submit bids

The lot will be sold by incremental bids in an online auction on www.huutokaupat.com between 26 March and 19 April 2026. Participation requires registration. The deadline for submitting bids ends on 19 April 2026 at 18:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.


Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under the Enforcement Code (Chapter 5, Section 25).


If it is not possible to submit bids via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as a maximum bid according to the automatic increment function. The written offer must be signed and must state the bidder’s contact details, the maximum amount of the bid and the Huutokaupat.com lot number to which the bid applies. The written offer is binding and the same terms apply as to the online auction. The offer must be submitted no later than 16 April 2026 at 12:00 to the Enforcement Authority’s Oulu office, Torikatu 34–40, 90100 Oulu (open Mon–Fri 08:00–16:15), by e‑mail to oulu.realisointi.uo@oikeus.fi or by post to Ulosottolaitos, P.O. Minimum acceptable bid

€3,950.00

The minimum acceptable bid includes enforcement costs and the sales fee. However, the enforcement officer may not accept the highest bid if, in the officer’s assessment, it is clearly below the asset’s market value in the locality. The minimum acceptable bid does not describe the market value of the lot, nor does it mean that the lot will be sold at that price.


Payment terms

Deposit

The buyer must immediately pay a deposit equal to 20% of the purchase price to the Enforcement Authority’s official deposit account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose highest bid has been approved. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be deemed the buyer.


Payment period

If the highest bid is accepted, the buyer may, if necessary, be granted a payment period of up to six weeks for the remainder of the purchase price. If a payment period is not requested or agreed, the purchase price must be paid immediately after the bid is accepted. Any use of the payment period must be agreed separately. If a payment period is used, annual interest will be charged on the whole purchase price in accordance with section 3(2) of the Interest Act for the agreed payment period from the sale date until the end of the payment period.


If payment is not made within the specified time, the buyer must pay default interest on the whole purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale is completed.

The buyer is responsible for fulfilling obligations related to the flat that are their responsibility towards the housing company. The buyer will obtain the right of possession to the lot under the Enforcement Code (Chapter 5, Section 4) when the purchase price has been paid in full, but they must not use the asset in a way that reduces its value before they have also acquired ownership of the shares.


The buyer will obtain ownership of the lot when the purchase price has been paid in full, the enforcement officer has been presented with evidence of payment of the transfer tax, the sale decision has become final, and the enforcement officer has handed the buyer the deed of sale.


After receiving the deed, the buyer must file the transfer tax return and provide the enforcement officer with proof of payment. Thereafter the enforcement officer will deliver the share certificate with transfer entries to the buyer or to a person designated by the buyer (e.g. the buyer’s bank).
