The City of Helsinki is selling a RESIDENTIAL BUILDING REQUIRING RENOVATION at a fixed purchase price of €10,000 and is tendering the leased area’s ANNUAL RENT in an open bidding process.

The buyer will be leased a plot of approximately 574 m² under a long-term ground lease.

The building has been vacant for a long time. By submitting an offer the bidder accepts the property’s condition as REQUIRING RENOVATION.

Prospective bidders should note that before the building can be taken into use both the building fabric and systems and the interior surfaces will require extensive renovation.

Those participating in the auction are obliged to inspect the property and its documents themselves and to obtain any statutory permits and other approvals required before submitting a binding offer.

By submitting an offer the bidder undertakes that the purchase price will be paid in full and that the deed of sale and ground lease will be signed no later than two months after the auction ends, unless otherwise agreed with the seller.

Residential building

Residential building, floor area 148 m².

The exact year of construction is not known; according to Vanhatkartat.fi the building at Itäreimarinkuja 4 appears on the Senate map as early as 1871. The structural frame is log construction, the façades are painted clapboard. The ground floors are timber constructions with crawl spaces. The roof is a gable roof with tile covering. Entrance porches have a shallow mono-pitch roof covered with seamed metal. The building has no functioning heating system and ventilation is natural (gravity).

Protection status

sr-2 Historically and visually valuable protected building. Protection covers the building’s façades and roof. Repair works and alterations must not weaken its value or destroy its characteristics. The building may not be demolished.

Electricity

The building is connected to the electricity network.

Heating

The property has had wood heating. An electric heater has been added to one flat. A heating system must be installed if the building is taken into use. Installing the heating system is the buyer’s responsibility.

Ventilation

Ventilation is natural (gravity). The ventilation system does not meet current requirements and must be rebuilt if the building is taken into use. Installing a new ventilation system is the buyer’s responsibility.

Water and sewer connections

There is no precise information on the property’s water and sewer connections. Only cold water has been used in the flats. Domestic water and sewer systems must be rebuilt completely if the building is taken into use. The buyer is responsible for building and updating the water and sewer systems so that they meet the wastewater regulation and building control requirements.

Condition survey

A condition survey dated 04/04/2025 and an asbestos and hazardous materials survey dated 20/01/2025 have been prepared for the building.

The building is sold as seen. The buyer is responsible at their own cost for all measures required to repair or, if necessary, demolish the building. The City is not liable for costs arising from repairs to any defects or for additional investigations related to possible renovation projects.

The buyer is aware that the attached condition survey recommends additional investigations that have not been carried out, and that the seller is not liable for additional investigations or for defects or deficiencies later found in them, including possible rot and moisture damage, deficiencies in roof coverings and structures, possible hazardous material occurrences, deficiencies in domestic water and sewer networks, and possible damage to flues.

The building is located in local detailed plan No. 12711, which came into force on 02/08/2023, in an area for service and/or residential buildings (PA).

Ground lease

The building for sale (approx. 148 m²) is located on the indicative plot 54162/2 in local detailed plan No. 12711, comprising properties 91-54-162-1 (partial area 428 m²) and 91-435-1-245 (partial area 146 m²). The buyer will be leased an area of approximately 574 m² corresponding to the indicative plot 54162/2 as shown in appendix map 1 of the draft ground lease (address Itäreimarinkuja 4).

The area will be leased under the terms of the draft ground lease for a long-term lease.

The offered ground rent will be linked to the official cost-of-living index in accordance with the draft ground lease terms.
