Detached house plot, Söderkulla Manor residential area, K23105T2, Myrstenintie 9, 1,108 m², 277 m² (building rights), Sipoo

Sipoo municipality sells or leases, at the choice of the highest bidder, 25 detached house plots in the Söderkulla Manor residential area. The plots will be auctioned in batches of about four every two weeks. Each plot is a separate auction item, and bids can be placed on any of the plots.

The plot K23105T2 has an area of 1,108 m² and building rights of 277 m².

Adults who have not bought or leased a plot from Sipoo municipality during the past five years may participate in the auction. A bidder may make offers on several plots, but only one plot can be allocated to the same party. If the municipality has already made a decision to allocate a plot in the area to a person, that person’s later bids in subsequent rounds will be rejected. If a person places the highest bid on more than one plot in the same bidding round, the winning bidder may choose which of those plots to take. Any remaining plots are then offered to the next highest bidders. Please take this into account when bidding, especially if you bid on several rounds.

The plots have been subdivided into separate properties.

If leased, the base annual rent is 6% of the winning highest purchase bid. The lease term is 50 years. Rent is adjusted once a year by the cost-of-living index, but will not fall below the base annual rent.

After the auction ends, the municipality will make a sale or lease decision in accordance with the winning bidder’s preference, after which the buyer or lessee has six months to sign the deed of sale or lease agreement.

A reservation fee of €500 is charged for the plots; this will be credited against the purchase price or the first rent invoice. If the sale is not completed or the lease agreement is not signed, the reservation fee will be retained by the municipality.

The municipality has the right to accept or reject offers submitted in the competition.

The buyer is responsible for transfer tax, subdivision costs and the fee for the witness to the sale / the electronic property transfer service. The lessee is responsible for the electronic property transfer service fee if the lease agreement is signed using that service.

The plots are located within a groundwater area, which means ground-source heat pumps cannot be installed.

The area belongs to a regionally valuable landscape area. The principal designer must be qualified for demanding-level planning.
