The Municipality of Sipoo is selling or leasing, according to the highest bidder's choice, 25 detached house plots in the Söderkulla Manor residential area. The plots will be auctioned in batches of about four every two weeks. Each plot has its own auction lot where bids are placed. Bids may be made for each plot.

Plot K23105T3 has an area of 827 m² and a building right of 207 m². A property-specific wastewater pumping station must be built on the plot; the construction and maintenance of this are the responsibility and cost of the plot owner or tenant.

Only adults who have not bought or leased a plot from the Municipality of Sipoo in the past five years may participate in the auction. Bids may be placed for several plots, but only one plot may be transferred to the same party. If the municipality has already made a transfer decision for a person regarding a plot in the area, that person's later bids in subsequent rounds will be rejected. If a person places the highest bid on several different plots in the same bidding round, the winning bidder may choose which of those plots to take. The remaining plots will then be offered to the next highest bidders. This should be taken into account when bidding, especially if bidding across several rounds of plots.

The plots have been partitioned into separate properties.

If leased, the base annual rent for a plot is 6% of the winning highest bid. The lease term is 50 years. Rent is adjusted once a year by the cost-of-living index, but the rent will not fall below the base annual rent.

After the auction ends, the municipality will make a sale or lease decision according to the winning bidder's preference, after which the buyer or tenant has six months to sign the deed or lease agreement.

A reservation fee of €500 is charged for the plots; this will be credited against the purchase price or the first rent invoice. If the sale is not completed or the lease is not signed, the reservation fee is retained by the municipality.

The municipality has the right to accept or reject the bids submitted in the tender.

The buyer is responsible for transfer tax, partitioning costs and the fee for the certifying official / the fee for the electronic property transfer service. The tenant is responsible for the electronic property transfer service fee if the lease is signed using the service.

The plots are located in a groundwater area, which is why ground-source (geothermal) heat cannot be installed there.

The area belongs to a regionally valuable landscape area. The principal designer must be qualified for demanding-level planning.
