Bids and sale decision

The property has a reserve price. If the reserve price is met, the Municipality of Rusko will sell the plot to the bidder who has made the highest bid. However, the end of the auction or submission of the highest bid does not yet constitute a binding property sale. The final sale will only take place after the competent authority has made a sale decision and the deed of sale has been signed.

If the reserve price is not met, the Municipality of Rusko reserves the right to accept or reject the highest bid or not to sell the property. The Municipality of Rusko also reserves the right to discontinue the sales procedure or not to sell the property.

The property is sold as a user-to-user transaction. Huutokaupat.com is not a party to the sale. By submitting a bid, the bidder accepts these terms of sale and Huutokaupat.com’s current auction terms.

Bidders undertake to allow Huutokaupat.com to disclose their contact details to the Municipality of Rusko for the purpose of making and communicating the sale decision.

Publicity of bids

All bids are public. Bids made in the auction are shown in the property listing on Huutokaupat.com.

Inspection of the property

Before submitting a bid, the bidder must inspect the plot, its location, terrain conditions and all documents attached to the listing.

The bidder is solely responsible for obtaining all information necessary for their purchase decision before submitting a bid.

The plot is sold in the condition in which it is at the time of sale. By submitting a bid, the bidder accepts the property as-is. The descriptions in the listing are solely the seller’s assessments of the property for sale.

No warranty is given for the property. There is no right of exchange or return.

Information provided by the seller

The Municipality of Rusko confirms that it has provided all material information known to it that may be assumed to affect the sale.

Construction obligation

The buyer undertakes to construct a residential building intended for permanent residence in accordance with the local detailed plan, building regulations, construction guidelines and approved plans. Within three (3) years of the sale, the building must have reached a stage at which the building control authority can approve it at the commissioning inspection.

Construction method

Construction must comply with the valid local detailed plan.

Transfer of an undeveloped plot

An undeveloped plot may not be sold or otherwise transferred without the written consent of the Municipality of Rusko.

Contractual penalties

A contractual penalty may be imposed for breaching the construction obligation or the restriction on further transfer, as specified in more detail in the transfer documents.

Connections and other costs

The buyer is responsible for all costs related to construction.

The buyer is responsible for connection fees in accordance with the tariffs in force at the time, as well as electricity, telecommunications and other connections.

The buyer is responsible for transfer tax, title registration costs, any costs of a public purchase witness and other official fees related to the property sale.

The seller is responsible for taxes and charges imposed on the property until ownership is transferred, after which responsibility passes to the buyer.

Placement of cables and equipment

The property owner permits cables, equipment and structures serving the community or property to be placed on the property in accordance with current legislation.

Any inconvenience or damage will be compensated as separately agreed.

Transfer of the plot

The transfer of the plot will be subject to a separate decision in accordance with the Municipality of Rusko’s current delegation of powers.

The final sale will be completed using a deed of sale prepared by the Municipality of Rusko.

The deed of sale must be signed within three (3) months of the sale decision, unless otherwise agreed.

The purchase price must be paid in full into the account specified in the deed of sale within fourteen (14) days of signing the deed.

Ownership and possession will transfer to the buyer once the purchase price has been paid in full.

Withdrawal from the sale

A party who, without lawful grounds, refuses to complete the sale after an accepted bid must, in accordance with the Code of Real Estate, reimburse the other party for reasonable costs incurred from advertising, inspecting the property and other necessary measures related to completing the sale.
