Bids must be submitted by the specified deadline. The highest bid is the bid that the seller has accepted as the highest. The seller and buyer undertake to record all bids in the system. By placing a bid, the bidder accepts these terms of sale.

Inspection of the property

Before submitting a bid, the bidder is obliged to inspect the property, documents and records in question. The buyer may not subsequently invoke a circumstance that could have been discovered during the preliminary inspection.

Information provided by the seller


The seller warrants that they have provided the buyer with all information known to them that the seller knows and that may reasonably be expected to affect the transaction.


Completion of the sale


The sale of the property must be carried out in the form prescribed by the Code of Real Estate. Preferably, the sale will be completed electronically through the National Land Survey of Finland's Property Transaction Service (KVP). In the traditional procedure, the time and place for signing the deed of sale will be agreed separately with the buyer. The purchase price is paid on the date of completion. The National Land Survey's service fee is paid by the buyer (including confirmation of the sale and application for title registration).


Other costs


The buyer is responsible for transfer tax in accordance with the tax rules in force at the time (3% payable on the date of completion).


Withdrawal from the sale

Under the Code of Real Estate, a party who refuses to complete the sale must reimburse the other party for the reasonable costs incurred from advertising, inspecting the property and other necessary actions related to completing the sale.
