The building has an electricity connection, which will be transferred to the new owner; the building also has a main electrical distribution board. If the Buyer informs the Seller well in advance of signing the deed that the electricity connection is not required, the Seller will terminate the property's electricity connection.

The property has no water connection or sewerage.

The property's encumbrances are shown in the land register extract, and the property is sold in the condition in which it is at the time of sale.

The Buyer is requested to inspect the property before submitting an offer. 

After the sale, the Seller will remove the lock; new locks are the Buyer's responsibility.

Offers must be submitted by the specified deadline. The highest offer is the offer accepted by the Seller as the highest. The Seller and Buyer undertake to record all offers in the system. By placing a bid, the bidder accepts these terms of sale. The Buyer may not be an entity or person on international sanctions lists. This will be checked before the sale. Inspecting the property

Before submitting an offer, the bidder is obliged to inspect the property, documents and records concerned. The Buyer may not subsequently invoke a circumstance that could have been detected during the preliminary inspection.

Information provided by the Seller

The Seller warrants that they have provided the Buyer with all information known to the Seller that may reasonably be expected to affect the sale.

Completion of the sale

The sale of the property must be completed in the form prescribed by the Land Code. The completion meeting will be held in Helsinki. The sale cannot be completed electronically. The time for signing the deed will be agreed separately with the Buyer. The purchase price will be paid by bank transfer at the completion meeting, and proof of payment will be provided to the Seller. The purchase price must be paid by 08:00 on the working day following the date of signing the agreement. The fee of the public purchase witness, transfer tax and title registration fees are payable by the Buyer.

Other costs

The Buyer is responsible for transfer tax, which is 3% of the debt-free purchase price (unless the Buyer meets the requirements for a permanent first-home purchase).

Withdrawal from the sale

Under the Land Code, a party who refuses to complete the sale must reimburse the other party for the reasonable costs incurred from advertising, inspecting the property and other necessary measures related to completing the sale.
