The building will have an electricity connection, which will transfer to the new owner; the building also has an electrical main distribution board. If the Buyer informs the Seller well in advance of signing the deed that the electricity connection is not required, the Seller will terminate the property's electricity connection.

The property has no water connection or sewerage.

The property may be inspected independently; enquiries should preferably be made by email on weekdays.

The Buyer may independently check the plot's planning status with the municipality.

The property is sold free of encumbrances and in the condition in which it is at the time of sale.

The Buyer is asked to inspect the property before making an offer.

Offers must be submitted by the specified time. The highest offer is the offer accepted by the Seller as the highest. The Seller and Buyer undertake to record all offers in the system. By placing a bid, the bidder accepts these terms of sale. The Buyer may not be an entity or person on international sanctions lists. This will be checked before the sale. After the sale, the Seller will remove the lock; the Buyer is responsible for installing new locks.

Before making an offer, the bidder is obliged to inspect the property, documents and deeds in question. The Buyer may not subsequently invoke a circumstance that could have been detected during the preliminary inspection.

Information provided by the Seller

The Seller warrants that they have provided the Buyer with all information known to the Seller that may reasonably be assumed to affect the transaction.

Completion of the sale

The sale of the property must be completed in the form prescribed by the Land Code. The completion meeting will be held in Vantaa, Ylivieska, Jyväskylä or Tampere. The sale cannot be completed electronically. The date and exact location for signing the deed will be agreed separately with the Buyer. The purchase price shall be paid by bank transfer at the completion meeting, with proof of payment provided to the Seller. The purchase price must be paid by 08:00 on the working day following the date of signing the agreement. The Buyer shall pay the fee of the public purchase witness, transfer tax and title registration fees.

Other costs

The Buyer is responsible for transfer tax, which is 3% of the debt-free purchase price (unless the Buyer meets the requirements for a first-time purchaser of a permanent home).

Withdrawal from the sale

Under the Land Code, a party that refuses to complete the sale must compensate the other party for the reasonable costs incurred from advertising, inspecting the property and other necessary actions related to completing the sale.
