Enforced sale of a detached house on a 4.8 ha property, Luhanka

The property is sold by ascending bids in an online auction held on the www.huutokaupat.com website from 25 Sep to 25 Oct 2026. Participation in the auction requires registration. The bidding deadline ends at 18.00 or two minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the bid highest accepted by the service provider’s system. The enforcement officer decides separately whether to accept or reject the highest bid.

If it is not possible to submit purchase bids through the Huutokaupat.com service, the buyer candidate may submit a written purchase bid to the enforcement authority, which will be included in the online auction as the maximum bid in accordance with the bidding increment system. The written bid must be signed and must state the bidder’s contact details, the maximum bid amount and the item number on the Huutokaupat.com service to which the bid applies. The written purchase bid is binding and the same terms apply to it as in the online auction. The bid must be submitted no later than 22 Oct 2026 at 12.00 to the Jyväskylä office of the Enforcement Authority, address Vapaudenkatu 54, or by email to jyvaskyla.realisointi.uo@oikeus.fi.

The enforcement authority reserves the right to end the sale or extend the sales period.

Payment terms

Deposit

The buyer must immediately pay a deposit of 20 per cent of the purchase price into the Enforcement Authority’s official funds account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder of the highest accepted bid. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder is deemed to be the buyer.

Payment period

If necessary, a payment period of up to six weeks may be granted for the final purchase price. The payment period must be agreed separately. If a payment period is used, annual interest on the entire purchase price must be paid in accordance with section 3, subsection 2 of the Interest Act for the whole agreed payment period from the date of sale until the end of the payment period.

If no payment period is used, the purchase price must be paid without delay after acceptance of the bid.

If payment is not made within the prescribed time, the buyer must pay default interest on the entire purchase price in accordance with section 4, subsection 1 of the Interest Act until the purchase price has been paid or a new sale has been conducted.

Obligations and rights transferred to the buyer

According to the notice dated 3 Sep 2026, the electricity connection is free of encumbrances. The buyer is responsible for any charges and transfer fees related to the electricity connection.

Other information

The property has been seized and is sold by a free sale conducted by the enforcement officer, applying where appropriate the general auction terms laid down in the Enforcement Code. The sales brochure is indicative and not a comprehensive description of the property.

Buyers are advised to familiarise themselves carefully with the property, the sales brochure and the attached documents before making an offer.

The State has a right of first refusal in the purchase of real property if acquisition of the property is necessary for ensuring national defence, border control or border security, or for monitoring or safeguarding territorial integrity (Act on the State’s Right of First Refusal in Certain Areas 29 Mar 2019/469).

Persons from outside the EU and EEA are entitled to acquire real property in Finland only if a permit is granted for the acquisition (Act on the Permit Requirement for Certain Real Estate Acquisitions 29 Mar 2019/470). The buyer is responsible for obtaining the permit and for the obligations arising from it. Further information is available on the Ministry of Defence website.

Appeal

An enforcement appeal concerning the sale, or an act related to the sale or preceding the sale, must be filed within three weeks from the sale. The appeal instructions are attached to the sales decision.
