Anni-Täti’s village is located approx. 2.5 kilometres south-west of Järvenpää city centre. The new planning area is next to the culturally and historically valuable Vanhankylänniemi, where the nature-friendly area steeped in history offers culture, restaurant services and leisure opportunities. The area is 2 kilometres from the nearest daycare and school, and just over 2 kilometres from a grocery store. Järvenpää station is 3 kilometres away and the southern junction of the Helsinki-Lahti motorway is 6 kilometres away.

The plot has a building right of 151 floor area m² and ancillary building right of 30 floor area m².

The plots are freely open to apply for, and bids can be submitted for all plots. If you have won the bidding for one of the plots in the area, you can no longer take part in bidding for the other plots in the area or change plots during the reservation process. If the plot transaction has been completed or the reservation has been cancelled in full, you may then again take part in bidding for the other plots in the area.

The house built on the plot must be completed to a habitable condition within three years from the signing of the deed of sale. The new building must cover 50% of the building right allowed by the plan. The plot may not be transferred further to a third party while undeveloped.

The area has building instructions, which must be followed and should be carefully reviewed before submitting an offer.

The plots are marked out on the ground and municipal infrastructure has been built in the area.

In addition to the purchase price, land formation costs of €1,600/plot will be charged. Buyers of detached house plots must pay a reservation fee of 5% within two weeks of the city notifying them that they have been allocated the plot. By taking part in the auction, you commit to paying the reservation fee when you place the winning bid. An invoice will be sent to the bidder’s email address. The reservation fee will be credited towards the final purchase price, but it will not be refunded if the plot buyer cancels the deal.

After the reservation fee has been paid, a sales decision will be made for the plot sale. The final purchase price must be paid and the deed of sale signed within approximately three months of paying the reservation fee.

Plot foundation method and buildability

An assessment of buildability was carried out in the area in 2015. The foundation method must be specified based on a site investigation carried out at the building site.

Waste management points

Two shared waste collection points have been planned for the area’s detached house plots, and are estimated to be completed during 2026-2027. After this, private waste bins may not be placed on the plots. Plots for company-owned construction will have their own waste points. The city will build the shared waste management point and the costs will be charged to the plot buyer at the time of sale. The connection fee is €1,750/plot.

Stormwater     

Stormwater must be handled in accordance with the detailed plan regulations. Stormwater generated on the plot (rainwater, meltwater and foundation drainage water) must be retained on the plot before being directed to the stormwater network of the municipal infrastructure. Stormwater may not be directed from the plot to neighbouring land or public areas.
