Anni-tädin kylä is located approx. 2.5 kilometres south-west of the centre of Järvenpää. The new plan area is next to the culturally and historically valuable Vanhankylänniemi, where the nature-rich and history-filled area offers culture, restaurant services and leisure activities. The nearest daycare and school are two kilometres away, and the nearest grocery store is just over two kilometres away. Järvenpää station is three kilometres away, and the southern junction of the Helsinki–Lahti motorway is six kilometres away.

The plot has 151 m² of building right and 30 m² of ancillary building right.

The plots are freely open to all, and bids may be submitted for all plots. If you have won one of the area’s plots, you may no longer take part in bidding for the other plots in the area or change plots during the reservation process. If a plot sale has been completed or a reservation has been fully cancelled, you may then again participate in bidding for other plots in the area.

The house built on the plot must be brought to a habitable condition within three years from the signing of the deed of sale. The new building must utilise 50% of the building right permitted by the plan. The plot may not be transferred further to a third party while unbuilt.

There are building guidelines for the area, which must be followed and should be reviewed carefully before submitting a bid.

The plots have been marked on the ground and municipal infrastructure has been built in the area.

In addition to the purchase price, land formation costs of €1,600/plot will be charged. Buyers of detached house plots must pay a reservation fee of 5% within two weeks of the city notifying them of the plot allocation. By participating in the auction, you commit to paying the reservation fee when placing the winning bid. The invoice will be sent to the bidder’s email address. The reservation fee will be credited towards the final purchase price, but it will not be refunded if the plot buyer cancels the purchase.

After the reservation fee has been paid, a sales decision will be made for the plot sale. The final purchase price must be paid and the deed of sale signed within approximately three months of paying the reservation fee.

Plot foundation method and buildability

A buildability survey was carried out in the area in 2015. The foundation method must be specified based on the ground investigation conducted at the building site.

Waste management points

Two shared waste collection points have been planned for the detached house plots in the area and are estimated to be completed during 2026-2027. After this, private waste bins may not be placed on the plots. Plots for company-formed housing will have their own waste points. The shared waste management point will be built by the city, and the costs will be charged to the plot buyer at the time of sale. The connection fee is €1,750/plot.

Stormwater

Stormwater must be managed in accordance with the detailed plan regulations. Stormwater generated on the plot (rainwater, meltwater and foundation drainage water) must be delayed on the plot before being directed to the municipal stormwater network​. Stormwater may not be directed from the plot to neighbouring land or public areas​.
