Jauhovaara is a culturally and historically valuable property in the Vepsä area of Kuhmo, consisting of a parcel of about 1.1 hectares (see appendix map) and the buildings on it. The site is located on the ridge of Jauhovaara, about 35 kilometres from the centre of Kuhmo. Jauhovaara offers a rare opportunity to own a piece of the history of Kainuu's ridge settlement tradition – a peaceful, distinctive and visually striking courtyard setting in the middle of nature.


The yard area includes a main building built in 1939 and thoroughly renovated in 1995, a yard sauna and storage/toilet building built in 1995, and two granaries dating from the late 19th century. The main building is a two-storey log building with a floor area of about 135 m². The floor area has not been checked measured. The ground floor has an entrance hall, a large living room, kitchen, large bedroom, drying room and WC. Upstairs there are two large sleeping areas and a WC/shower. According to the building permit (1994), the intended use is holiday use.

Direct electric heating, air-source heat pump in the living room, fireplace and baking oven. The kitchen has a Tulikivi stove and the bedroom has a tile stove. Annual electricity consumption has been about 25,000 kWh, main fuse size 3 x 25 A. Domestic water comes from own borehole, the quantity and quality of which have not been examined. The wastewater system with a three-chamber septic tank and soakaway field was renewed in 2017.

The traditional outdoor sauna has electricity and water comes from the well. The wastewater system does not meet current requirements, so it must be renewed.


The buildings at Jauhovaara are not protected by zoning or legal decisions, except for the Kainuu regional land use plan 2030, in which the Jauhovaara area is marked as a regionally significant cultural-historical site.

In more detailed planning, the preservation of the area's or site's significant cultural-historical and landscape values must be safeguarded. For projects that significantly affect valuable sites, the museum authority must be given an opportunity to issue an opinion.

A condition survey of the buildings was carried out on 3 June 2026. The main building is in basic condition and, according to the heritage report (2024), generally in good condition, but the condition survey highlights observations requiring further investigation and repair measures. These include, among other things, the moisture performance of the ground floor structure and crawl space, ageing roof covering, the condition of the chimneys, the end of service life of the upstairs bathroom, roof-space ventilation, and the renovation needs of the yard sauna. Buyers are advised to carefully review the attached condition survey report and building heritage report before taking part in the auction.

The sale also does not include shares in common areas or any special rights.

The sale includes, as movable property, the electricity connection, as well as the ordinary furnishings present at the site.

The buyer is obliged to join the Välivaara private road and is responsible, with respect to the parcel purchased and the property formed from it, for the road costs of the Välivaara private road. The current private road charges have not been investigated. Metsähallitus does not plough, nor otherwise actively maintain, the approximately 700-metre-long Jauhovaara road leading from Välivaara road to the property for sale.

No hazardous material survey has been carried out. When making an offer, the buyer should note that the above does not rule out the possibility that hazardous substances may be found in the structures. The buildings were built at a time when the materials used may have contained substances now classified as hazardous.

The area of the parcel has not been checked measured, but is based on an estimate measured digitally from the map. The final area and boundaries of the property being sold will be determined in the property formation procedure.

Metsähallitus Business will not reimburse any costs incurred by the buyer from site visits and/or possible investigations.

Viewing the property
Before making an offer, the buyer must carefully inspect the property, the documents relating to it, the reports prepared on the property, and the boundaries of the property to be formed from the parcel.

Under the Finnish Land Code, the buyer cannot invoke as a defect any circumstance that could have been observed in an inspection of the property before the sale, nor any circumstance they must be assumed to have known at the time of sale.


Due to the age of the property, its construction method, usage history, and the findings presented in the condition survey report, the buyer should assess the condition of the property, repair needs and suitability for the intended use with particular care.

By submitting an offer, the buyer is deemed to have familiarised themselves with the property and the documents relating to it, the other information provided by the seller, and to have taken into account the condition, age, special architectural/historical features, and any need for repairs or further investigation.

Completion of the transaction
Metsähallitus Business Operations will prepare the deed of sale in the National Land Survey of Finland's e-service and obtain the certificates related to the property. The purchase price is paid by bank transfer to the account notified by the seller before signing the deed.

Other costs
In addition to the purchase price, the buyer must pay transfer tax of 3% of the purchase price, the National Land Survey of Finland's e-service fee of €236 (incl. title registration), and subdivision costs of €1,810 (NLS price list 2026, area up to 5 ha).
