Jauhovaara is a culturally and historically valuable site in the Vepsä area of Kuhmo, consisting of an approximately 1.1-hectare parcel (see attached map) and the buildings located on it. The site is situated on the summit of Jauhovaaran, about 35 kilometres from the centre of Kuhmo. Jauhovaara offers a rare opportunity to acquire a piece of Kainuu’s hill settlement history – a peaceful, distinctive and visually striking yard setting in the middle of nature.

The yard area includes a main building built in 1939 and comprehensively renovated in 1995, a yard sauna built in 1995, a storage/toilet building, and two storehouses dating from the late 19th century. The main building is a two-storey log structure with a floor area of about 135 m². The floor area has not been remeasured. The ground floor has an entrance hall, large living room, kitchen, large bedroom, drying room and WC. Upstairs there are two large sleeping areas and a WC/shower. Under the building permit (1994), the intended use is holiday accommodation.

Direct electric heating, air-source heat pump in the living room, fireplace and baking oven. The kitchen has a Tulikivi stove and the bedroom has a tiled stove. Annual electricity consumption has been about 25 000 kWh, main fuse size 3 x 25 A. Domestic water is from the property's own bore well, whose quantity and quality have not been tested. The wastewater system with a three-part septic tank and infiltration field was renewed in 2017.

The traditional outdoor sauna has electricity, and water comes from a well. The wastewater system does not meet current requirements and therefore needs to be upgraded.

The buildings at Jauhovaaran are not protected by zoning or legal decisions, except for the Kainuu regional plan in stages 2030, in which the Jauhovaara area is designated as a regionally valuable cultural-historical site.
The planning provision in the regional plan states:
In more detailed planning, the preservation of the area's or site's significant cultural-historical and landscape values must be secured. For projects that significantly affect valuable sites, the museum authority must be given an opportunity to issue a statement.

A condition survey was carried out on the buildings on 3 June 2026. The main building is in basic condition and, according to the heritage report (2024), generally in good condition, but the condition survey highlights findings that require further investigation and repair measures. These include, among others, the moisture performance of the floor structure and crawl space, ageing of the roof covering, the condition of the chimneys, the end of the service life of the upstairs bathroom, ventilation of the upper floor structure, and renovation needs of the yard sauna. Buyers are advised to carefully review the attached condition survey report and building heritage report before participating in the auction.
A chimney sweep's statement on the condition of the chimneys is pending.

Please note that the kiln mentioned in the building heritage report, located to the right of the access road, is outside the parcel and is therefore not included in the sale.

No shares in common areas or special benefits are included in the sale.

The sale includes the electrical connection as movable property, as well as the usual movable items located at the site.
The attached floor plan does not fully correspond to the current situation.

The buyer is obliged to join the Välivaara private road and is responsible, in respect of the purchased parcel and the property to be formed from it, for the road costs of the Välivaara private road. The current private road costs have not been determined. Metsähallitus does not plough, nor otherwise actively maintain, the approximately 700-metre-long Jauhovaarantie road leading from Välivaarantie to the property for sale.

No hazardous substance survey has been carried out. When making an offer, the buyer must note that the above does not exclude the possibility that hazardous substances could be found in the structures. The buildings were constructed at a time when the building materials used may have contained substances now classified as hazardous.

The area of the parcel has not been remeasured; it is based on an estimate measured digitally from a map. The final area and boundaries of the property will be determined in the property formation proceedings.

Metsähallitus Business Operations does not reimburse costs incurred from the buyer’s visits and/or any investigations.
