The property will be sold in an online auction held on the website www.huutokaupat.com from 7.9.2026 to 30.9.2026. Participation in the auction requires registration. The deadline for submitting bids ends on 30.9.2026 at 18.00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the functionality of the service provider's system. The highest bid is the bid that the service provider's system has accepted as the highest. The enforcement officer decides whether the highest bid is accepted or rejected. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sale period.

The property has been seized and is sold by the enforcement officer through a private sale, in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.

Payment terms

The enforcement officer will inform the person who made the highest purchase offer whether the offer can be accepted. If the offer can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority's official funds account. Once the payment is visible in the official funds account, the enforcement officer will issue the sale decision, which will be served on the parties concerned. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must nevertheless pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, a payment period of up to six weeks may be granted for the remaining purchase price from the sale decision. In that case, annual interest must be paid on the full purchase price for the entire payment period, from the date of sale until the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted payment period, annual default interest will then be charged, currently 9.50%.

Obligations transferred to the buyer

Upon transfer of ownership of the property, the buyer must pay transfer tax of three per cent on their own initiative before applying for title, and no later than six months after the deed of sale is made. The buyer is responsible for the costs of title registration and transfer tax.

The State has a right of pre-emption in a property transaction if the acquisition of the property is necessary to ensure national defence, border control or border security, or to monitor or safeguard territorial integrity (Act on the State's Right of Pre-emption in Certain Areas 29.3.2019/469).

Foreign persons specified by law are entitled to acquire property in the territory of the Finnish State only if a permit is granted for the acquisition (Act on the State's Right of Pre-emption in Certain Areas 29.3.2019/470).

If it is not possible to place a bid via the Huutokaupat.com service, the prospective buyer may submit a written bid to the enforcement officer. The bid will be attached to the online auction as a maximum bid according to the bidding increment system. The bid must be submitted in writing to the Enforcement Service no later than 28.9.2026 at 12.00 to the address Enforcement Service / Kuusamo office, Kaiterantie 20, 93600 Kuusamo. A written bid is binding and the same terms apply to it as in the online auction. The written bid must be signed and must state the bidder's contact details, the maximum amount of the bid, and the number of the item in the Huutokaupat.com service to which the bid relates.
