Approximately 2.5 hectares of land with buildings on the bank of the River Tornio, Valkeakoski, Pello

By the banks of the Tornionjoki River, the Valkeakoski buildings, in log cabin style and standard, stand on an approximately 2.5-hectare part of the property. The complex includes three cabins, two saunas and utility buildings.
The Pellon municipal centre is about 4 km away, and the site is particularly suited to business activities related to summer fishing tourism.

In the Tornionjokivarsi local master plan, the part of the property is designated RM, i.e. a tourism services area. Under the planning provision, one building site has been allocated to the part of the property, with a maximum building right of 500 m². The part-property boundary is attached.
Please note that there is no road access all the way to the site, so the walking distance along the path starting at the end of Hirvaskoski Road is about 1.2 km.

Hirvas and Purus are two identical round-log buildings in the hut style, mainly suitable for summer use, each with one room and a floor area of about 40 m², built in 1998. There is also a hut-style sauna building, completed in 1998. In addition, there is a board-shed and an outdoor toilet.

The so-called Väylä cabin, located somewhat separately from the others, is also a small log cabin suitable for summer use, with a floor area of about 17 m². The exact year of construction is unknown, but it is estimated to be 1987.
The log sauna building was probably built in 1991. There is also a storage building and an outdoor toilet.

In the southern part of the part-property there is a log hut building with an open fireplace inside, as well as a board-shed.
The movables on the property are included in the purchase price.

Bidders should also note the following:

There is no domestic water well on the property, so water must be brought in or taken from the Tornionjoki River.

The part-property does not extend all the way to the shore, and the area between the part-property and the shore will remain subject to unrestricted passage under everyman's rights.

The buildings have been unused for over 10 years.

A marked path shown on the part-property map remains as an encumbrance in the southern part of the part-property, and movement there continues under everyman's rights.

The right of way for the property to be formed will be dealt with in the subdivision process.

The approximately 1.4 km-long Hirvaskoski private road leading from Torniontie (Highway 21) is not organised, and any costs arising from it for the property to be formed are unknown.
The buyer is responsible for any possible costs related to the Hirvaskoski road, and if the Hirvaskoski road is organised and a road association is established, the buyer is obliged to join it and to cover the private road costs for the property owned.

The sale does not include rights to common areas or special entitlements, such as fishing rights, etc.

The property to be formed will have the right to keep boats at the location marked on the map appendix. Any costs arising from this will be borne by the buyer.
