The property will be sold in an online auction on the website www.huutokaupat.com from 28.8.2026 to 16.9.2026. Participation in the auction requires registration. The deadline for submitting bids ends on 16.9.2026 at 18.00 (or 3 minutes after the last accepted bid).

The Enforcement Service is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer decides whether the highest bid is accepted or rejected. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the selling time.

The property has been seized and is sold by free sale conducted by the enforcement officer, in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.

Payment terms

The enforcement officer will inform the person who made the highest purchase offer whether the offer can be accepted. If the offer can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Service’s official funds account. When the payment is visible in the official funds account, the enforcement officer will issue the sales decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must nevertheless pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, a payment period of up to six weeks from the sales decision may be granted for the remaining purchase price. In that case, annual interest must be paid on the full purchase price for the entire payment period, from the date of sale until the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted payment period, annual default interest will thereafter be charged, currently 9.50%.

Obligations transferred to the buyer

Upon transfer of ownership of the property, the buyer must pay transfer tax of three per cent on their own initiative before applying for title registration and no later than six months after the deed of sale is drawn up. The buyer is responsible for the title registration costs and the transfer tax.

The State has a right of pre-emption in the sale of the property if the acquisition is necessary for ensuring national defence, border control or border security, or for monitoring or safeguarding territorial integrity (Act on the State’s Right of Pre-emption in Certain Areas 29.3.2019/469).

Foreign nationals defined by law may acquire real property in the territory of the Finnish State only if permission is granted for the acquisition (Act on the State’s Right of Pre-emption in Certain Areas 29.3.2019/470).

Terms of sale of the item

The item is sold at an online auction with incremental bids on the website www.huutokaupat.com. The deadline for submitting purchase offers ends on 16.9.2026 at 18.00 (or 3 minutes after the last purchase offer accepted for the auction has been made).

The enforcement officer separately decides whether the highest bid is to be accepted or rejected. Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability to compensate under Chapter 5, Section 25 of the Enforcement Code.

The enforcement officer reserves the right to close the sale or extend the sales period.

If it is not possible to place a bid via the Huutokaupat.com service, the potential buyer may submit a written bid to the enforcement officer. The bid will be attached to the online auction as a maximum bid according to the automatic bidding system. The bid must be submitted in writing to the enforcement authority no later than 14.9.2026 at 12.00, to the address Enforcement Service / Kuusamo operating location, Kaiterantie 20, 93600 Kuusamo. A written bid is binding and the same terms as for the online auction apply to it. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid, and the number of the item in the Huutokaupat.com service to which the bid relates.

The property has been seized and is sold privately through the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.
