Acceptance of the property sale and terms

The seller does not accept conditional offers.
The seller reserves the right to accept or reject the highest offer and, if necessary, extend the bidding period.

The property will be sold at auction to the highest accepted bidder.
The person submitting the offer undertakes to accept the property as is.

Bidders agree that their contact details may be disclosed by Huutokaupat.com to the seller for the sales decision.
The seller is not responsible for the functioning of the auction system.

If an offer is made on behalf of another party, authorisation and details of the buyer must be provided without delay after the highest bid.

The sale requires a decision by the competent authority of the City of Orimattila.
If the decision is negative, the bidder is not entitled to compensation.

Contents of the sale and condition

The property is sold with its buildings, in the condition and with the fixtures and fittings that it has at the time of sale.
The information in the sales listing is the seller’s estimate, and the areas have not been checked by measurement.

The property may contain movable property that is not included in the sale or that is transferred to the buyer as is.

Buyer’s duty of inspection

The buyer is obliged to familiarise themselves with the property, documents and materials before submitting an offer.
The buyer may not rely on a matter that would have been detectable in a pre-inspection.

The buyer may not rely on errors stated in the sales material or otherwise observable.
In the case of any hidden defects, the buyer is not entitled to compensation for indirect costs.

Completion of the sale and payments

The sale will be completed in accordance with the Land Code by a deed of sale prepared by the seller.
A draft deed of sale is available in the attachments, and the seller reserves the right to make any necessary clarifications and amendments before final signature.

The purchase price must be paid before signing the deed of sale.

Ownership transfers at the time of the transaction, and the keys and documents will be handed over no earlier than at the signing appointment.

The buyer is responsible for:

• transfer tax

• title registration and related costs

• the fee for the conveyancing witness or the service fee of the National Land Survey of Finland

The seller is responsible for taxes and charges relating to the property until ownership transfers.

Withdrawal from the sale

The seller has the right to withdraw from the sale before the final sale under the Land Code.

If the buyer withdraws after an accepted offer, the seller has the right to charge reasonable costs for preparing the sale.

Legislation and special terms

The state has a right of pre-emption in certain situations (Act 29.3.2019/469).

Buyers from outside the EU and EEA require a permit to acquire real estate (Act 29.3.2019/470).
The buyer is responsible for applying for the permit.
