The property will be sold in an online auction held on www.huutokaupat.com from 4 Sep 2026 to 1 Oct 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 1 Oct 2026 at 18.00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the bid accepted as the highest by the service provider’s system. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sales period.

The property has been attached and is sold by free sale carried out by the enforcement officer, in accordance with Chapter 5, Section 76 of the Enforcement Code and, as applicable, the general auction terms laid down in the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority’s official funds account. Once the payment is recorded in the official funds account, the enforcement officer will issue the sales decision, which will be delivered to the parties concerned. The purchase price cannot be paid by credit card.

Deposit: Unless the full purchase price is paid immediately, the buyer must nevertheless pay 20% of the purchase price immediately as a deposit.

Payment period: If necessary, a payment period of up to six weeks may be granted for the remaining purchase price from the sales decision. In that case, annual interest must be paid on the full purchase price for the entire payment period, from the date of sale until the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted payment period, annual late-payment interest will thereafter be charged; it is currently 9.50%.

Obligations transferred to the buyer

Upon transfer of ownership of the property, the buyer must pay transfer tax of three per cent on their own initiative before applying for title registration and no later than six months after signing the deed of sale. The buyer is responsible for the title registration costs and transfer tax.

The State has a right of pre-emption in the purchase of the property if acquisition is necessary to ensure national defence, border control or border security, or to supervise or safeguard territorial integrity (Act on the State’s Right of Pre-emption in Certain Areas 29 Mar 2019/469).

Foreign persons specified by law may acquire real estate in the territory of the Finnish State only if a permit is granted for the acquisition (Act on the State’s Right of Pre-emption in Certain Areas 29 Mar 2019/470).

Object sales terms

The object is sold by online auction with increment bids on the website www.huutokaupat.com. The deadline for submitting purchase offers expires on 1 Oct 2026 at 18.00 (or 3 minutes after the last purchase offer accepted into the auction has been made).

The enforcement officer decides separately whether the highest bid is to be accepted or rejected. Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation in accordance with Chapter 5, Section 25 of the Enforcement Code.

The enforcement officer reserves the right to close the sale or extend the sales period.

If it is not possible to place a bid via the service Huutokaupat.com, the prospective buyer may submit a written bid to the enforcement officer. The bid will be included in the online auction as a maximum bid under the increment-bid system. The bid must be submitted in writing to the Enforcement Service no later than 30 Sep 2026 at 12.00 to the address Enforcement Service / Kuusamo office, Kaiterantie 20, 93600 Kuusamo. A written bid is binding and the same terms as in the online auction apply to it. The written bid must be signed and state the bidder’s contact details, the maximum amount of the bid and the number of the object in the Huutokaupat.com service to which the bid applies.

The property has been attached and is sold privately through the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.
