The City of Saarijärvi is selling the Leuhu School property at Kotalahdentie 1, 43100 Saarijärvi.

The property for sale consists of a plot of approx. 5,030 m² from the property YLYPEÄLÄ 729-401-15-6 and the buildings on it: the former school building with a floor area of 456 m², an outbuilding and a waste shelter. The school building was completed in 1942 and extended in 1991.

Teaching use ended at the school in spring 1998. After that, the Leuhu School property was used as a care home until spring 2024. The main building is classified as a residential building for special groups. If the buyer’s planned use of the building differs from the current one, a building permit for a change of use must be applied for.

The main building and outbuilding of Leuhu School are listed in the Finnish Heritage Agency’s site inventory as locally historically valuable sites. The property has no statutory building protection based on a detailed plan, but the cultural-historical values of the buildings may be taken into account when processing building and demolition permits.

The property is not located in an area covered by a detailed plan or a local master plan.

Several renovation and alteration works have been carried out on the property:

In 1985, changing, washing and WC facilities were built in the main building.

In 1991, an extension was added to the main building, comprising a sports hall and shower, changing, WC and storage facilities.

After teaching use ended, the building’s premises have been altered for residential use.

The building has oil-fired water radiator heating, mechanical supply and exhaust ventilation, and a sprinkler extinguishing system.

The buildings are connected to the local water, sewer and electricity networks.

The school is connected to the wastewater network via a property-specific sewage pumping station.

The plot for sale borders, on the south and west, land leased to the Leuhu Village Association, where the association’s sauna building and kota are located. Water and electricity for the sauna are taken from the former school building under a separate agreement.

A condition assessment of the building was completed in 2024.

No hazardous material survey has been carried out on the building.

The building has an energy certificate.

The buyer must familiarise themselves carefully with the property and the material provided.

General information on liabilities

The descriptions in the advertisement are only the seller’s estimates of the property for sale. The property is sold in the condition it is in at the time of the advertisement and the transaction. Movable property is not included in the sale.

Before making an offer, the buyer is obliged to familiarise themselves with the property, documents and paperwork. By submitting an offer, the buyer accepts the condition of the property as is. The buyer may not later rely on any matter that could have been discovered during prior inspection. The buyer has no right of exchange or return. No warranty is given for the property. 

If necessary, the buyer is responsible for applying for a change of use, a building permit and possibly a derogation permit for the building. All permit, repair and alteration costs shall be borne by the buyer of the property.

The city, as seller, does not pay property tax on the property or the building on it. The property tax liability will be incurred by the new owner of the property.

Information provided by the seller

The seller confirms that they have provided the buyer with all information known to the seller and reasonably assumed to affect the sale. 

Submitting an offer       

Offers for the property must be submitted via the Huutokaupat.com service organising the auction.
Offers submitted by other means will be rejected.

Terms of sale

The bidder must present the city in writing with the intended use of the property. The explanation must be provided before the sale matter of Leuhu School is taken to the City Board for decision. A request for the explanation will be sent by email to the highest bidder.

As seller, the City Board of Saarijärvi reserves the right to accept or reject the highest offer. The highest offer is the offer that the seller has accepted as the highest. Bidders agree that their contact details may be disclosed by Huutokaupat.com to the advertiser to enable the sale decision and related communication.

Conclusion of the sale

The time for signing the deed will be agreed with the buyer once the City Board’s sale decision has become legally valid (approx. 1 month). The final sale may be concluded in writing, witnessed by a trade certifier, or electronically through the National Land Survey of Finland’s property exchange service. The sale will use the seller’s deed of sale. Payment of the purchase price is made by bank transfer to the account indicated by the seller. Ownership and possession of the property transfer to the buyer once the full purchase price has been paid.

Deposit and withdrawal from the sale

The highest bidder undertakes to pay the seller a deposit of EUR 1,000. The deposit is paid before the sale matter is considered by the City Board (before the agenda of the City Board is published). The deposit forms part of the final purchase price. If the buyer withdraws from the sale, the deposit will not be refunded. The bidder accepts this condition when placing a bid in the Huutokaupat.com service.

Under the Land Code, the party refusing to proceed with the sale must compensate the other party for reasonable costs arising from advertising, familiarisation with the property and other necessary actions related to the transaction.

Other costs 

The buyer is responsible for the fee of the trade certifier / property exchange service transaction fee, title registration fee, transfer tax and subdivision costs of the plot.
