Bids must be submitted by the stated time. The highest bid is the bid that the seller has accepted as the highest. The seller and buyer undertake to record all bids in the system. By placing a bid, the bidder accepts these terms of sale.

Viewing the property

Before making an offer, the bidder is obliged to inspect the property, documents and records in question. The buyer may not later rely on any matter that could have been discovered during the pre-inspection.

Information provided by the seller

The seller warrants that they have provided the buyer with all information known to the seller and reasonably assumed to affect the transaction.

Concluding the sale


The sale of the property must be carried out in the form prescribed by the Land Code. The sale is preferably made electronically via the National Land Survey's property exchange service KVP. The time and place for signing a traditional deed are agreed separately with the buyer. Payment of the purchase price takes place no later than at the completion of the sale.

Other costs


The buyer is responsible for transfer tax in accordance with the tax practice in force at the time.

The buyer pays the fee for the conveyancer or the property exchange service fee (conveyancing and title registration).
The buyer is responsible for subdivision costs.

Withdrawing from the sale

Under the Land Code, a party who refuses to proceed with the sale must compensate the other party for reasonable costs arising from advertising, inspection of the property and other necessary actions related to the sale.
