PROPERTY DESCRIPTION

The City of Rauma offers for lease, in an excellent location, the former boat storage area in Komppi for temporary business use. The lease area is located at Leppäläntie 12 and has an area of approximately 5 570 m².

The area is suitable, for example, for:

• a storage or yard area

• storing equipment or materials

• use serving logistics

• light, movable and removable structures

• other similar temporary business use

In the future, the area is planned to be reserved in the master plan for canal and residential uses. For this reason, the use must be temporary, and permanent construction is not permitted. The use must not prevent or hinder the area's later zoning development or the implementation of any canal reservation.

LEASE PRINCIPLES

• The lease will be awarded on the basis of the highest acceptable offer.

• The bidder must meet the lease and land-use conditions set by the City.

• The offer must include the intended use of the area as well as information on any structures and installations.

• The City of Rauma reserves the right to accept or reject offers.

  
  

KEY LEASE TERMS

• The agreement will be made for a fixed term, ending on 31.12.2036. The area can be leased once it has been cleared of previous storage and materials, and the decision concerning the lease has become legally valid.

• After the fixed term, the lease may continue in one-year periods in accordance with the contract terms.

• The City has the right to terminate a lease continuing after the fixed term with one year's notice if the area is needed for the City's planned use.

• The rent is tied to the cost-of-living index.

• The lease right may not be transferred, and the area may not be sublet without the City's consent.

• The lease area cannot be purchased.

  
  

CONDITIONS CONCERNING CONSTRUCTION, USE AND SOIL

• Permanent construction is not permitted.

• Only light, movable and removable structures may be placed on the area.

• The area may not be used for waste handling, scrap storage or any other activity that may cause environmental harm, hinder the area's future use or cause costs to the City.

• Intervention in the soil, such as digging, filling, excavation or any other alteration of the ground, is prohibited without the City's prior written permission.

• The area has previously been used for boat storage.

  
  

TENANT'S RESPONSIBILITIES

The tenant is responsible at its own expense for:

• any permits required for the operation and possible structures

• compliance with legislation, official regulations and environmental obligations

• ensuring that the area is not contaminated as a result of the tenant's activities

• any investigation, handling, reporting, monitoring, remediation and clean-up measures to the extent they belong to the tenant under the contract and allocation of responsibility

• cleaning and restoring the area when the lease ends

• When the lease ends, the area must be returned to the City in an approved, undeveloped and tidy condition, so that no costs are incurred by the City.

SUBMITTING AN OFFER

The offer must state:

• the bidder's name and contact details

• the annual rent offered in euros per year

• the planned use of the area must be reported separately to the City, together with a description of any structures, installations, equipment or materials to be placed on the area, and any other information necessary for assessing the offer and planned use

Note: The bidder must review the auction notice attachments, the draft lease agreement, the property map material and all auction terms before submitting an offer.
