The property will be sold by online auction on www.huutokaupat.com from 26 August 2026 to 14 September 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 14 September 2026 at 18.00 (or 3 minutes after the last accepted bid).
The Enforcement Authority is not responsible for the functioning of the service provider’s system. The highest bid is the bid accepted as highest by the service provider’s system. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.
The enforcement authority reserves the right to end the sale or extend the sales period.
The property has been seized and is sold by open sale conducted by the enforcement officer, in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.
Payment terms
The enforcement officer will inform the bidder with the highest offer whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority’s official funds account. Once the payment is visible in the official funds account, the enforcement officer will issue the sale decision, which will be delivered to the parties concerned. The purchase price cannot be paid by credit card.
Deposit: If the full purchase price is not paid immediately, the buyer must nevertheless pay a deposit of 20% of the purchase price immediately.
Payment period: If necessary, a payment period of up to six weeks from the sale decision may be granted for the remaining purchase price. In that case, annual interest must be paid on the full purchase price for the entire payment period from the date of sale until the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted payment period, annual late-payment interest will then be charged, currently 9.50%.
Obligations transferred to the buyer
Upon transfer of ownership of the property, the buyer must pay transfer tax of three per cent on their own initiative before applying for title registration and no later than six months from the signing of the deed of sale. The buyer is responsible for the title registration costs and transfer tax.
The State has a pre-emption right in the purchase of the property if the acquisition is necessary to secure national defence, border control or border security, or for the supervision or safeguarding of territorial integrity (Act on the State’s pre-emption right in certain areas 29 March 2019/469).
Foreign persons specified by law may acquire real property in the territory of the Finnish State only if permission is granted for the acquisition (Act on the State’s pre-emption right in certain areas 29 March 2019/470).
