Seized package of five properties (4 forestry plots and 1 residential property) in Oulainen, Oulainen

The property is sold in an online auction arranged on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids ends on 12 August 2026 at 12:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the functionality of the service provider's system. The highest bid is the bid that the service provider's system has accepted as the highest. The enforcement officer will decide whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

If registration is not possible, a written purchase offer may be submitted. A written offer must be delivered by post or email so that it is received by the Enforcement Authority no later than 7 August 2026 at 16:15. The email address is oulu.realisointi.uo@oikeus.fi and the postal address is Ulosottolaitos, PL 1, 00067 Ulosottolaitos. A written offer may also be submitted in person to the Enforcement Authority's Oulu office at Torikatu 34-40, 90100 Oulu by the stated deadline. The office is open on weekdays 08:00–16:15. A written purchase offer must state the bidder's name, personal identification number/company ID and contact details. A written offer will be entered into the online auction as a maximum bid. The person submitting the written offer is responsible for ensuring it is received by the deadline. A written offer is binding and is subject to the same terms as the online auction.

This offering procedure is part of an alternative offering process under Chapter 5, Section 61 of the Enforcement Code, in which offers are requested for all jointly encumbered properties together and for each property separately. Separate offers on individual properties will be accepted if they exceed the joint offer, or if the debtor so requires and all preferential creditors and the applicant's claim are covered.

The enforcement authority reserves the right to end the sale or to extend the sale period.

The property is seized and sold privately by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.

Payment terms

The enforcement officer will notify the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority's official account. When the payment is visible on the official account, the enforcement officer will issue the sales decision, which will be delivered to the parties. Payment by credit card is not accepted.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, up to six weeks' payment time may be granted for the remaining purchase price from the date of the sales decision. Interest will be charged on the full purchase price for the payment period from the sales date until the end of the payment period. The reference rate is currently 2.50%. If payment has not been made within the granted payment period, statutory default interest will then be charged, currently 9.50%.

Buyer's liabilities

The buyer must pay the transfer tax of three per cent on their own initiative before applying for title registration and no later than six months from the date of the sale contract. The buyer is responsible for the costs of title registration and transfer tax.

The State has a pre-emption right in the purchase of the property if acquisition is necessary for national defence, border control or border security or to ensure or safeguard territorial integrity (Act on the State's pre-emption right in certain areas 29.3.2019/469).

Foreign persons defined by law have the right to acquire real estate in the territory of Finland only if permission for the acquisition is granted (Act on the State's pre-emption right in certain areas 29.3.2019/470).

The property is sold by online auction on the website www.huutokaupat.com. The deadline for submitting bids expires on 12 August 2026 at 12:00 (or 3 minutes after the last bid accepted to the auction).

The enforcement officer decides separately whether the highest bid shall be accepted or rejected. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment time. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

If it is not possible to submit bids via the Huutokaupat.com service, a buyer candidate may submit a written bid to the enforcement officer. The bid will be connected to the online auction as a maximum bid according to the automatic bidding. The bid must be submitted in writing to the Enforcement Authority no later than 7 August 2026 at 16:15 to the address Ulosottolaitos / Enforcement Authority, PL 1, 00067 Ulosottolaitos or Ulosottolaitos / Oulu office, Torikatu 34-40, 90100 Oulu or oulu.realisointi.uo@oikeus.fi. A written bid is binding and the same terms apply as in the online auction. The written bid must be signed and must state the bidder's contact details, the maximum amount of the bid and the item number on huutokaupat.com to which the bid relates.
