Terms of sale 

Offers must be submitted by the specified deadline. The highest offer will be accepted automatically. EcoStake Oy and the buyer undertake to record all offers in the system. By placing a bid, the bidder accepts these terms of sale. 

Viewing the property 
Before submitting an offer, the bidder must carefully familiarise themselves with the property listing, photographs and documents. We also recommend an independent site visit. The buyer may not subsequently invoke a circumstance that could have been detected during the prior inspection.

Information provided by the seller

EcoStake Oy has provided the buyer with all information known to the seller that may reasonably be expected to affect the transaction.

Concluding the sale 
The sale of the property must be concluded in the form prescribed by the Finnish Code of Real Estate. The time and place or method for signing the deed of sale will be agreed separately with the buyer, but within 14 days of the auction closing. We primarily favour signing the deed electronically through the real estate transaction service (kiinteistoasiat.fi). The buyer pays the purchase price into the bank account specified by the seller at the time of completion. The buyer obtains title to the property after signing the deed of sale and paying the purchase price. 

Other costs 
The buyer is responsible for transfer tax, which is 3% of the debt-free purchase price. The title registration and processing fee is €236, payable by the buyer. At their own expense, the buyer may also obtain an up-to-date extract from the land register, title certificate and encumbrance certificate for the completion date, at €16 each. 

Withdrawal from the transaction 
If the buyer states that they will not redeem the property, or if the purchase price has not been received in the seller’s nominated account by the due date or by the end of the following banking day at the latest, this will be deemed a refusal to complete the sale. The property will then be offered to the prospective buyer who made the second-highest offer. The party refusing to complete the sale must compensate the other party for reasonable costs arising from advertising, inspecting the property and other necessary measures related to completing the sale, as a contractual penalty of 10% of the sale price. The contractual penalty is recoverable and is not subject to VAT. The contractual penalty will be sent to the email address provided by the buyer, with a 7-day payment period starting from the date on which the buyer states that they will not redeem the property or the purchase-price invoice falls due. Late payment interest is charged at 9.5% in accordance with the Interest Act. Therefore, please do not submit an offer unless you are able to redeem the property.
