Detached-house plot on the shore of Lake Päijänne, Talasniemi, Sysmä, Sysmä

The Municipality of Sysmä is auctioning a detached-house plot in a superb location on the shore of Lake Päijänne, in the Talasniemi area.

The property consists of plot no. 10 in block 231 (AO-1) and an island sold as a defined parcel.

Municipal infrastructure has been built in the Talasniemi area. The area's road network and street lighting are under construction, and road surfacing will be carried out in summer 2027. Pedestrian and cycle paths will also be built in the area.

The reserve price is €190,000.

Pre-emption right to plot no. 9

The buyer of plot no. 10 has a pre-emption right to plot no. 9, whose reserve price is €150,000.

The buyer must notify within one month (1 month) whether they will exercise the pre-emption right to plot no. 9.

Building obligation and other terms of sale

The sale is subject to a building obligation under the following conditions:

Construction must begin within three years of the sale.

Construction must be completed to a condition fit for occupation within five years of the sale.

If construction has not begun within three years, the municipality will charge 10% of the purchase price for each year commenced.

If the buyer wishes to cancel the sale, the municipality may redeem the plot at 50% of the purchase price.

If the buyer transfers the plot to a third party, the terms of the original sale and the building obligations will pass to the new owner.

The deadlines for the building obligation are calculated from the original sale. If, for example, the plot is resold two years after the original sale, the new owner must begin construction within one year.

The buyer must pay transfer tax of 3% of the purchase price when applying for title registration, the public purchase witness's fee at completion, and parcel subdivision costs when the subdivision is carried out.

Local plan and building rights

Under the local detailed plan, the plot ratio is e=0.20 and the maximum number of storeys is I u 2/3. Plot 10 has an area of 846 m² and building rights of approximately 169 floor m². Plot 9 has an area of 1,216 m² and building rights of approximately 243 floor m². The plan also designates a planted part of the plot where protective trees must be preserved. Other local detailed plan provisions also apply to construction.
