The property is sold with a price reservation. The bidding will take place on the Huutokaupat.com website. The bidding starts on 27 May 2026 at 06:00 and ends on 28 June 2026 at 19:00 or three minutes after the last accepted bid. Bids must be submitted via the bidding procedure on Huutokaupat.com. Other offers will not be considered.

The Municipality of Tuusula reserves the right to accept or reject submitted bids. The seller is not responsible for the functioning of the service provider’s system. The highest bid is the one that the service provider’s system has accepted as the highest. The seller reserves the right to terminate the sale or extend the sale period.

The deed of sale will be signed once the municipal sales decision concerning the transfer of the property becomes legally valid.

The property is sold as seen and with the equipment shown in the notice and as it is at the time of sale. Before bidding, the bidder has a duty to inspect the property and documents themselves prior to making a binding offer. The buyer cannot later claim aspects that could have been observed during the pre‑inspection or from the documents.

The purchase price shall be paid in full as a single payment against an invoice issued by the Municipality of Tuusula. The purchase sum must be paid before signing the deed of sale. The deed of sale will be signed when the municipal sales decision concerning transfer of the property has become legally valid.

Summary timetable:

·        Auction ends 28 June 2026

·        Signing of the deed of sale earliest around 2 months after the auction ends. This time is not binding on the municipality.

·        The purchase price must be paid before signing the deed of sale.

The Municipality of Tuusula prepares the deed of sale and sets the terms of the sale and transfer. The deed and its terms can be reviewed in the attachments to this notice before submitting an offer.

The deed of sale must be signed after the municipal sales decision concerning transfer has become legally valid and during the validity of that decision, unless the municipality decides otherwise. If the deed is not signed in accordance with the terms, the Municipality of Tuusula has the right to reject the bid and charge the bidder reasonable costs incurred from advertising, inspecting the property and other necessary measures related to the transaction.

The buyer is responsible for the transfer tax, which is 3% of the purchase price excluding debt.

A party who refuses to complete the purchase must, under the Land Code (Section 8, Compensation for withdrawal from a purchase), compensate the other party for reasonable costs incurred from advertising, inspecting the property and other necessary measures related to the transaction.

By participating in this bidding, the buyer confirms they have reviewed the information presented about the property and accepts the deed of sale and its terms to be signed on their part. A bid submitted by the buyer is the buyer’s commitment to purchase the property and the buyer confirms that financing required for the purchase has been arranged.
