The Municipality of Tuusula is selling an approximately 834 m² property with an estimated c. 80 m² leisure dwelling suitable for part‑year use, likely completed in the 1910s.

Aattola was originally built as the gardener’s house for the Iloniemi grand villa and is thus linked to the history of the large villa community that developed on the east shore of Lake Tuusula in the late 19th century. Aattola’s zoning amendment (came into force on 26 January 2022) permits changing the building into a permanent residence. The building is protected in the plan (sr‑29) — it is considered valuable for architectural, historical or cultural landscape reasons and may not be demolished.

According to the plan, in addition to the building’s 80 m², an indicative 35 m² building area has been reserved where an outbuilding or yard sauna may be constructed. The building has four rooms over two floors.

Heating is by tiled stoves and a wood‑burning cooker. There is an outdoor toilet on the plot. The building has been rented out for use as an atelier.

Converting the building into a permanent residence requires works and permit procedures so that it meets the requirements for a permanent dwelling. If no permit‑requiring measures are carried out, the plan permits but does not oblige conversion to a residence. More information: Building Inspector Anne Savolainen, anne.savolainen@tuusula.fi, tel. 040 314 3589. Any alterations must also be discussed with the regional responsible museum, as the site is protected. More information: juha.h.vuorinen@hel.fi.

A condition assessment was carried out in 2019 and found several separate items that should be repaired. The condition assessment is included in the attachments and the buyer must review it before submitting an offer. A condition inspection and PTS were carried out on 16 April 2026 and are included in the attachments.

The seller has no information beyond what is stated in this notice, for example on the property’s renovation history. Building permit documents are not available. The seller therefore recommends prospective buyers attend the viewing and inspect the property on site.

The property will be sold by open bidding on the Huutokaupat.com website. The bidding starts on 27 May 2026 at 06:00 and ends on 28 June 2026 at 19:00 or three minutes after the last accepted bid.
