Acceptance of the sale and conditions

The seller does not accept conditional offers.
The seller reserves the right to accept or reject the highest offer and, if necessary, to extend the bidding period.

The property is sold at auction to the highest accepted bidder.
The bidder undertakes to accept the property as it is.

Bidders agree that their contact details may be passed by Huutokaupat.com to the seller for the purpose of making the sales decision.
The seller is not responsible for the functionality of the auction system.

If an offer is made on behalf of another, authorisation and the buyer's details must be provided without delay after the highest bid.

Sale requires a decision by the competent authority of the City of Orimattila.
If the decision is negative, the bidder has no right to compensation.

Contents of the sale and condition

The property is sold with its buildings in the condition and with the equipment present at the time of sale.
Information in the sales listing are the seller's estimates, and areas have not been measured.

There may be movable property on the premises which is not included in the sale or which will be handed over as is to the buyer.

Buyer's duty to investigate

The buyer must familiarise themselves with the property, documents and materials before making an offer.
The buyer cannot rely on matters that would have been apparent on a preliminary inspection.

The buyer cannot rely on defects presented in or that could have been discovered from the sales material.
The buyer has no right to compensation for consequential costs for any hidden defects.

Completion and payments

The sale is executed under the Land Code with a deed of sale prepared by the seller.
A draft deed is available in the attachments, and the seller reserves the right to make necessary clarifications and changes before final signing.

The purchase price must be paid before signing the deed.

Title transfers upon completion, and keys and documents will be handed over at the signing ceremony at the earliest.

The buyer is responsible for:

• stamp duty (transfer tax)

• title registration and related costs

• the notary's fee or the National Land Survey's service fee

The seller is responsible for property-related taxes and charges until title transfer.

Withdrawal from the sale

The seller has the right to withdraw from the sale before the final sale under the Land Code.

If the buyer withdraws after an accepted offer, the seller may charge reasonable costs for preparing the sale.

Legislation and special conditions

The State has a pre-emption right in certain cases (Act 29.3.2019/469).

Buyers outside the EU and EEA require permission to acquire the property (Act 29.3.2019/470).
The buyer is responsible for applying for the permit.
