The City of Kalajoki reserves the right to accept or reject the highest bid. The property is sold as it stands and with the equipment present at the time of the advertisement and at the time of sale.

No warranty is given for the property. The descriptions in the advertisement are the seller's estimates of the property. Anyone participating in the auction must inspect the property themselves before making a binding offer. By placing a bid, the bidder accepts the condition of the property as is.

The final decision on the sale will be made by the City Council of Kalajoki.

Bidders agree to the disclosure of contact details to the city for decision-making purposes.

Offers made at the auction are binding. If an accepted offer is made, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in liability for compensation. If the highest binding bidder makes an unjustified offer, they must pay the seller a penalty of 20% of the auction price or, in any case, at least EUR 5,000 within 3 days.

The final decision on the sale will be made by the City Council of Kalajoki.


Inspection of the property

The bidder is obliged, before making an offer, to familiarise themselves with the property, documents and records. The buyer may not subsequently rely on any matter that could have been observed during the preliminary inspection.

Information provided by the seller

The City of Kalajoki declares that it has given the buyer all information known to the seller that can reasonably be expected to affect the sale.

Concluding the sale


The sale of the property must be made in the form prescribed in the Land Code. The time and place for signing the deed of sale will be agreed with the buyer separately, no later than 3 months from the final sale decision. Payment of the purchase price will be agreed separately between seller and buyer.


Other costs

The buyer is responsible for transfer tax in accordance with the prevailing tax practice. The buyer is responsible for the certifier's fee, title registration, subdivision costs and, in addition, any permit procedures and costs arising from a change of use and/or zoning.

Withdrawal from the sale

A party that refuses to complete the sale must, under the Land Code, compensate the other party for reasonable costs incurred for advertising, inspecting the property and other necessary acts related to concluding the sale.
