Terms of Sale
The property will be sold in an online auction with incremental bidding on the website www.huutokaupat.com during 12 May–1 June 2026. Participation requires registration. The deadline for submitting bids is 1 June 2026 at 13:00 (or 3 minutes after the last accepted bid).
The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the one the provider’s system has accepted as highest. The enforcement officer decides whether to approve or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment time. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.
The enforcement authority reserves the right to end the sale or to extend the sale period.
The property is seized and sold under the enforcement officer’s management in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the same code.
Payment terms
The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid is accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. Once the payment is visible on the account, the enforcement officer will issue the sale decision, which will be sent to the parties. The purchase price cannot be paid by credit card.
Deposit: If the full purchase price is not paid immediately, the buyer must immediately pay a deposit of 20% of the purchase price.
Payment period: If necessary, up to six weeks’ payment time may be granted for the remaining purchase price from the sale decision. Interest at an annual rate is payable on the full purchase price for the whole payment period from the sale date until the payment due date. The current reference rate is 2.50%. If payment is not made within the granted time, default interest will be charged thereafter at the current rate of 9.50% per annum.
Buyer’s liabilities
The buyer must pay the transfer tax of three per cent on the transfer of property ownership proactively before applying for title and at the latest within six months of making the deed of sale. The buyer is responsible for costs of title registration and transfer tax.
The State has a right of pre‑emption in property purchases where acquisition is necessary to secure national defence, border surveillance or border security, or to safeguard territorial integrity (Act on the State’s Right of Pre‑emption in Certain Areas 29.3.2019/469).
Certain foreign persons may acquire real estate in Finland only if a permit is granted (Act on the State’s Right of Pre‑emption in Certain Areas 29.3.2019/470).

A written bid is binding and is subject to the same terms as the online auction.
