The highest bid is the bid that the service provider's system has accepted as the highest.

Viewing the property

Bidders have an obligation to inspect the property, documents and records before making an offer. The bidder must check the property before bidding. The property is sold in the condition and with the fixtures as they are in the listing and at the time of sale. The bidder accepts the property in the condition it is at the time of sale. The buyer cannot afterwards rely on matters that could have been observed during a pre-inspection. By submitting an offer the bidder accepts the condition of the property as is.

Information provided by the seller

The seller is responsible for the accuracy and timeliness of the documents related to the property. The seller confirms they have provided the buyer with all information known to the seller that can be expected to affect the transaction.

Completion of the sale

The time and place for signing the deed of sale will be agreed with the buyer separately. Payment of the purchase price and the share transfer take place at the signing. Upon completion of the sale the buyer will receive the paper share certificate for the sold property. After the transaction the buyer must apply to register ownership in the housing information system. The buyer submits the ownership registration application and the original share certificate to the National Land Survey of Finland. The buyer is responsible for the registration and its processing fee. Responsibility for maintenance charges will transfer to the buyer from 1 June 2026.

Other costs
The buyer is responsible for any transfer tax payable in accordance with current tax rules.

Withdrawal from the sale
If the sale does not proceed for reasons attributable to the bidder, the seller is entitled to receive the agreed standard compensation.
