Unique detached house plot on the Loimijoki river in Forssa town centre, Forssa

For sale: a unique detached house plot 61-1-100-4 on the Loimijoki river in Forssa town centre. The plot is currently completely undeveloped and most of the trees will be cleared in spring 2025. Building rights on the plot are 210 m² of floor area, of which at least 75% must be used. The local detailed plan permits a small house of up to 1½ storeys. The new building must be adapted to the surrounding built environment — see the detailed zoning regulations in the attached plan.

There are currently no ready utility connections at the plot boundary. Connection points are located under Loimikatu, from where the Buyer must, at their own cost, bring water, sewer and electricity connections. The plot has a permanent right of access to the road from plots 61-1-100-3 and 61-1-100-5. The road provides access to the plot. The plot infrastructure from under Loimikatu will be constructed to the side of plot 61-1-100-5 and a permanent easement will be registered with the National Land Survey.

The car parking space for the plot will primarily be located on the parking area of block 61-1-100-5. A permanent easement will be recorded for the parking and the Buyer is responsible for its construction at their own cost. The parking location for the purchased plot can be negotiated with Forssa Building Control, but there is no guarantee that parking can be placed on the purchased plot.
