How to submit bids

The item will be sold by rising bids in an online auction held on the www.huutokaupat.com website during 30 March–31 May 2026. Participation in the auction requires registration. The deadline for submitting bids ends at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider’s system functionality. The highest bid is the bid that the service provider’s system has registered as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under section 25, chapter 5 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or to extend the sale period.

Deposit

The buyer must immediately pay a deposit equal to 20 percent of the purchase price, unless the buyer is assessed as clearly solvent. Acceptable forms of deposit are cash, equivalent payment instruments and security. Immediate transfers to the Enforcement Authority’s trust account FI93 8129 9710 0163 61 are also accepted. When paying into the trust account, use the reference RF8537600002057233. The deposit cannot be paid by credit card.

Payment period

If the highest bid is accepted, up to six weeks’ payment time may be granted if necessary. If no payment period is used, the purchase price must be paid immediately after the bid is accepted. If a payment period is used, annual interest is payable on the whole purchase price for the entire payment period from the date of sale until the due date in accordance with section 3(2) of the Interest Act. The reference rate is determined semi‑annually under section 12 of the Interest Act. If payment is not made within the agreed payment period, default interest will be charged in accordance with section 4(1) of the Interest Act, which is seven percentage points higher than the reference rate in force under section 12 of the Interest Act.

Obligations and rights transferred to the buyer

The buyer is responsible for any charges arising from transfers of connection contracts.

Encumbrances

Pledges attached to the sold assets will lapse and registered mortgages will remain in force. Written mortgage deeds will be handed over and electronic mortgage deeds will be transferred to the buyer or the buyer’s nominee.

Other information

The property is seized and will be sold by public sale arranged by the enforcement officer, complying where applicable with the general auction conditions laid down in the Enforcement Code.

Prospective buyers are advised to familiarise themselves carefully with the item for sale, the sales brochure and the attached documents.

Transfer tax is 3% of the purchase price.

Appeals

An enforcement appeal against the sale and actions relating to, or preceding, the sale must be made within three weeks from the date of sale. Instructions on appeals will be attached to the auction record.
