Terms of sale

The seller reserves the right to accept or reject the highest bid. If the highest bidder withdraws, the City of Helsinki may consider offering the property to the second-highest bidder at the highest offered price.

The property is sold as a trade between users. Huutokaupat.com does not act as a party to the transaction.

The property is sold in the condition and with the equipment as stated in the listing and at the time of sale. Participants are obliged to familiarise themselves with the property and documents before submitting a binding offer. The buyer may not later claim a defect that could have been observed during prior inspection or from the documents. By submitting an offer the bidder accepts the condition of the property as is.

The buyer has no right of exchange or return. No warranty is granted for the property. The descriptions in the listing are the seller's assessments of the property.

Bidders agree that their contact details may be disclosed by Huutokaupat.com to the advertiser to enable the sales decision and notification.

The sale will use a contract drafted by the seller. Ownership and control of the property pass to the buyer upon signing the contract. The time for signing the contract will be agreed with the buyer after a separate sale decision by the City of Helsinki has become legally valid (approximately 21 days). The purchase price must be paid no later than at the signing meeting, where a receipt for payment is normally presented. The buyer is responsible for the transfer tax.

Offer period

2 February 2026 – 31 March 2026

The offer period begins on 2 February 2026 and ends on 31 March 2026 at 13:00 or 3 minutes after the last accepted bid. Bids must be submitted in the Huutokaupat.com service by the stated time.

It is also possible to participate in the auction by submitting a written binding offer to the seller's representative by 27 February 2026 at 10:00. Prior arrangement with the seller's representative is required for submitting a written offer. All offers will be registered publicly in the property's listing. A written purchase offer is binding and is subject to the same terms as the online auction. Buyers undertake to record all offers in the system.

The written purchase offer must be signed and must include the bidder's contact details, the maximum amount of the offer and the Huutokaupat.com listing number to which the offer applies.

The Urban Environment Division is not responsible for the provider's system functionality. The highest bid is the one that the provider's system has accepted as the highest.

Online bids are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period.

The City of Helsinki, Urban Environment Division, reserves the right to suspend the auction or extend the sales period.

Offers

The City of Helsinki, Urban Environment Division, reserves the right to request additional information and clarifications from bidders and to reject all offers. All bidders will be informed of the buyer selection.

Conditions for acceptance of an offer

Acceptance of an offer requires that the buyer's credit information contains no adverse entries and that the buyer, the buyer's owner entity or any person exercising control over the buyer is not subject to sanctions imposed by the European Union or the UN. By submitting an offer the buyer confirms they meet these conditions.

Final acceptance of an offer also requires a separate sale decision by the competent official or body of the City of Helsinki.

Withdrawal from a bid

If a bidder withdraws from an accepted bid, they must compensate the seller for costs arising from the failed auction amounting to 4% of the accepted bid price.

If the highest bidder withdraws and the City of Helsinki offers the property to the second-highest bidder, and the second-highest bidder withdraws after the sales decision, a cancellation fee of 4% of the accepted bid price will be charged.

Conclusion of sale

The purchase price must be paid in full and the contract signed within two months of the end of the auction, unless otherwise agreed with the seller.
