The object is sold by successive bids in an online auction held on the website www.huutokaupat.com. Participation in the auction requires registration. The bidding deadline ends on 4 May 2026 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the bid the service provider’s system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.

Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, section 25 of the Enforcement Code.

The enforcement authority reserves the right to close the sale or extend the sale period.

The property is foreclosed and sold privately by the enforcement officer, observing, as applicable, the general auction terms set out in the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority’s official account. Once the payment is visible on the official account, the enforcement officer will make the sales decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: A payment extension may be granted for the remaining purchase price, but at most six weeks from the sales decision. In that case interest is charged on the whole purchase price for the payment period from the sales date until the payment deadline. The reference interest rate is currently 2.50%. If payment is not made within the granted period, default interest will be charged thereafter. The default interest rate is currently 9.50% per annum.

Buyer’s liabilities and rights and receivables related to the property

The plot has Caruna Oy’s electricity connection 3×35 A. The electricity company has reported that there are no unpaid charges on the electricity connection (situation as at 12 March 2026).

The plot has a water and sewerage connection from Kuusamo Energy and Water Cooperative. The water company has reported unpaid charges of €1,362.57 on the connection (situation as at 13 March 2026). To obtain the connection, the new owner must be prepared to pay the outstanding charges directly to the water company; these amounts are not paid from the auction proceeds paid to enforcement.

The buyer is responsible for any fees arising from transfer of the connection agreements.

If it is not possible to place bids via Huutokaupat.com, a prospective buyer may submit a written bid to the enforcement officer. The bid will be connected to the online auction as a maximum bid by the automatic bidding system. The bid must be submitted in writing to the Enforcement Authority no later than 30 April 2026 at 12:00 to the address Utsökningsverket / Kuusamo verksamhetsställe, Kaiterantie 20, 93600 Kuusamo or to rovaniemi.realisointi.uo@oikeus.fi. A written bid is binding and is subject to the same terms as the online auction. The written bid must be signed and must state the bidder’s contact details, the bid’s maximum amount and the object number in the Huutokaupat.com service to which the bid relates.

The property is foreclosed and sold privately by the enforcement officer under section 76 of Chapter 5 of the Enforcement Code and, where applicable, under the general auction terms of the Enforcement Code.
