Old Fire Station, Raahe

The City of Raahe is selling, on the basis of bids, the former fire station building located at Rantakatu 41, 92100 Raahe. The property is situated on the western edge of Raahe's historically valuable old town, in immediate proximity to the Pikkulahden park and market square area and the marina. The site is near the town centre and is easily accessible from main routes and nearby urban areas. The plot combines the old town setting, proximity to the sea and services of a modern urban environment.

The building was completed in 1942. The building's gross floor area is approximately 500 m², net floor area approximately 420 m² and volume approximately 1,570 m³. Building measurements have not been verified by measurement. No significant alterations have been made to the building.

The property includes electricity, water, sewer and district heating connections, which are included and will transfer to the buyer with the building. The yard is partly asphalted and partly lawn. There are no subsurface drains on the yard. The building has been heated and has later been used by various operators for hobby and storage premises. The building requires major renovation and repair measures before permanent use. There may be localized rot and moisture damage in internal and external structures. There are signs of roof leakage and some windows are broken. A hazardous materials survey is recommended because some structures may contain asbestos. No separate condition survey has been carried out.

The building is marked in the local detailed plan as architecturally or historically valuable or important to the cityscape. It also lies within a nationally significant built cultural environment. The local plan protection designation is sr-2. Based on this protection, the building is “architecturally or historically valuable or important to the preservation of the townscape. The building may not be demolished without the permit referred to in section 127 of the Land Use and Building Act. Extensions, repairs and alterations must be such that the architecturally, historically or townscape-significant values of the building are preserved. A museum authority's statement must be sought for repair and alteration works.” The building's status as part of a nationally significant built cultural environment places restrictions on repair and maintenance. Protection requirements must be taken into account when planning use, upkeep and alterations. The conservation authority supervises restorations of nationally significant sites. The buyer is responsible for preserving the building's protective and historical value.

The building is on plot 678-30-3035-0 with an area of 2,111 m². The plot is not for sale. The plot on which the building stands will be leased to the purchaser under a separate land lease agreement for 30 years. The annual rent is approximately €4,400 (the annual rent will be tied to the cost-of-living index). The plot is within an area covered by a local detailed plan (Akm 0240). The local plan designates the site KL-4, commercial building block. According to the local plan, the area may accommodate facilities serving tourism and leisure, such as restaurants, cultural, hobby, retail and assembly premises.

There are currently tenants in the building under room rental agreements. The tenants have been given notice and the property will be vacated for the possible new owner from 1 August 2026.
