FOR SALE: 1.1250-hectare undeveloped property at Jokijärvi, Taivalkoski (seized), Taivalkoski

The property is sold in an online auction on www.huutokaupat.com from 30 January–19 February 2026. Participation requires registration. The deadline for submitting bids ends on 19 February 2026 at 16:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the functioning of the service provider's system. The highest bid is the bid that the service provider's system has accepted as the highest. The enforcement officer decides whether to accept or reject the highest bid. Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or to extend the sale period.

The property is seized and is sold privately by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.

Payment terms

The enforcement officer will notify the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority's official account. When the payment appears on the official account, the enforcement officer will issue the sale decision to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must immediately pay a deposit of 20% of the purchase price.

Payment period: If necessary, up to six weeks' payment time may be granted for the balance of the purchase price from the sale decision. Interest at the reference rate is charged on the whole purchase price for the payment period from the sale date until the payment deadline. The reference rate is currently 2.50%. If payment is not made within the granted period, annual default interest will be charged thereafter, currently 9.50%.

Buyer’s liabilities

On transfer of ownership, the buyer must pay the transfer tax of 3% on their own initiative before applying for the title and no later than six months from signing the purchase contract. The buyer is responsible for title registration and transfer tax costs.

The State has a pre‑emptive right to purchase the property if acquisition is necessary to secure national defence, border control or border security, or to ensure the supervision or protection of territorial integrity (Act on the State's pre‑emptive right in certain areas 29/3/2019/469).

Foreign persons defined by law may acquire property in the territory of the State of Finland only if a permit for the acquisition is granted (Act on the State's pre‑emptive right in certain areas 29/3/2019/470).

Object's sales conditions

The object is sold in an online auction with incremental bids on the website www.huutokaupat.com. The bidding deadline expires on 19 February 2026 at 16:00 (or 3 minutes after the last accepted bid to the auction).

If it is not possible to place a bid via the Huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement officer. The bid will be entered into the online auction as a maximum bid using the automated increment system. The bid must be submitted in writing to the Enforcement Authority no later than 17 February 2026 at 12:00 to the address: Utsökningsverket / Kuusamo activity unit, Kaiterantie 20, 93600 KUUSAMO. A written bid is binding and is subject to the same conditions as bids in the online auction. The written bid must be signed and must state the bidder's contact details, the maximum amount of the bid and the number of the object in the Huutokaupat.com service to which the bid applies.
