Terms of Sale

The lot will be sold by increment bids in an online auction held on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids expires on 9 November 2025 at 18:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the functioning of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer will decide separately whether to accept or reject the highest bid.


Bids submitted in the online auction are binding. If a submitted bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability to compensate under Section 25 of Chapter 5 of the Enforcement Code.


The enforcement authority reserves the right to end the sale or to extend the sale period.


The property is seized and will be sold by free sale conducted by the enforcement officer in accordance with the general auction terms provided for in the Enforcement Code, where applicable.


Payment terms


Deposit: The buyer must immediately pay a deposit equal to 20 per cent of the purchase price to the Enforcement Authority’s official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the maker of the highest bid whose bid has been accepted. The maker of the highest bid must state on whose behalf the bid was made. Otherwise, the maker of the highest bid will be regarded as the buyer.


Payment period: If necessary, a payment period for the remainder of the purchase price may be granted until 5 December 2025. The payment period must be agreed separately. If a payment period is granted, annual interest under Section 3(2) of the Interest Act will be charged on the whole purchase price for the entire agreed payment period from the date of sale until the end of the payment period. If a payment period is not granted, the purchase price must be paid immediately after the bid is accepted. If payment is not made within the prescribed time, the buyer must pay default interest under Section 4(1) of the Interest Act on the entire purchase price until the purchase price is paid or a new sale has been carried out.


Obligations and rights transferred to the buyer


At the time of preparing the sales brochure, the property has an electricity connection with Kajave Oy and a water and wastewater connection with Kajaanin Vesi. The connections will transfer to the buyer if they are still transferable at the time the ownership of the sale object is transferred. However, service providers may make the transfer of connections conditional on the settlement of receivables related to the connections.


According to information received from Kajave Oy on 29 August 2025, there was no outstanding debt related to the electricity connection and electricity supply is in force. The connection can be transferred to the new owner on the basis of the deed of sale or other document showing the change of ownership. If the connection is encumbered by debt at the time of transfer, the new owner must pay those debts so that the connection can be registered in the new owner’s name.


According to information provided by the Kajaanin Vesi municipal enterprise on 28 August 2025, there are no outstanding water meter arrears. Acceptance of the transfer requires that connection fees have been paid and other contractual terms have been fulfilled (for example, the previous owner has paid all possibly outstanding water bills and the final bill due within 30 days) or that the new owner has explicitly assumed the above obligations. Otherwise, the new owner will be regarded as a new subscriber with whom a new connection agreement will be concluded and connection fees will be charged. The buyer is responsible for any fees that may arise from the transfer of connection agreements. The buyer is responsible for the costs of title registration and the transfer tax.

A written bid is binding and will be subject to the same terms as the online auction. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid and the number of the lot in the Huutokaupat.com service to which the bid applies. The property is seized and it is sold privately by the enforcement officer in accordance with Section 76 of Chapter 5 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.
