The property is sold by upward bids in an online auction held on www.huutokaupat.com. Participation requires registration. The deadline for submitting bids ends on 14 December 2025 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider's system operation. The highest bid is the one the service provider's system has accepted as highest. The enforcement officer will separately decide whether to accept or reject the highest bid.

If it is not possible to submit a purchase bid via huutokaupat.com, a prospective buyer may submit a separate written offer to the enforcement officer, which will be included in the online auction as a maximum bid in accordance with the automatic increment. The offer must be delivered by 11 December 2025 at 12:00 either by post to the Enforcement Authority, PL 1, 00067 Ulosottolaitos, by leaving it at the Kajaani office reception at Lönnrotinkatu 2 a, 87100 Kajaani (open Tue and Thu 09:00–12:00) or by e-mail to oulu.realisointi.uo@oikeus.fi. The person submitting a written purchase offer is responsible for ensuring it arrives by the deadline. A written offer is binding and is subject to the same terms as the online auction. The written offer must be signed and must state the bidder's contact details, the maximum amount offered and the huutokaupat.com item number concerned.

Bids submitted online and in writing are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay may lead to the buyer's liability for damages under Chapter 5, section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sale period.

Payment terms

The buyer must immediately pay the full purchase price into the Enforcement Authority's official escrow account. The purchase price cannot be paid by credit card. The Enforcement Authority will contact the maker of the highest bid that has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be regarded as the buyer.

If payment is not made within the time specified, the buyer must pay default interest on the entire purchase price in accordance with section 4, subsection 1 of the Interest Act until the purchase price is paid or a new sale takes place.

Encumbrances

One electronic mortgage deed (panttikirja) has been registered against the property in the amount of EUR 25,228.19. Mortgage rights on the sold property lapse and the charge remains in force. The electronic mortgage deed will be transferred to the buyer or to a person designated by the buyer.

Utilities and connections

At the time of preparing the sales brochure, the property has an electricity connection from Kajave Oy, a sewer connection to Vuottolahden sewage cooperative and a water connection to the Vuottolahden water association. Connections will transfer to the buyer if they are transferable at the time ownership is transferred. Service providers may, however, condition the transfer of connections on the settlement of any receivables related to the connections.

The buyer must pay directly to the service provider any outstanding charges related to the connections that the provider requires to transfer the connection.

The amount of any arrears related to the connections may change before the transfer of ownership. Arrears are not paid from the purchase price. The buyer is responsible for any fees related to the transfer of connection agreements.

The buyer is responsible for the costs of registration of title and the transfer tax.

Other information

The property is seized and is sold privately by the enforcement officer in accordance, as applicable, with the general auction terms laid down in the Enforcement Code.

Prospective buyers are urged to inspect the property, the sales brochure and the attached documents.

The transfer tax is 3% of the purchase price.

The State has a pre-emption right in the sale of the property if acquisition is necessary to ensure national defence, border surveillance or border security, or to ensure the protection of territorial integrity (Act on the State's Pre-emption Right in certain areas 29.3.2019/469).

Foreign persons defined by law may acquire property located in the territory of Finland only if a permit is granted (Act on the Permit Requirement for certain acquisitions of real property 29.3.2019/470).

Appeal
Enforcement complaints about the sale and acts relating to or preceding the sale must be made within three weeks from the date of the sale. The appeal instruction will be attached to the auction protocol.

Object's terms of sale

The object is sold in an online auction with increment bids on www.huutokaupat.com. The deadline for submitting purchase bids expires on 14 December 2025 at 18:00 (or 3 minutes after the last accepted bid has been placed).

The Enforcement Authority is not responsible for the service provider's system. The highest bid is the one the service provider's system has accepted as highest. The enforcement officer decides whether to accept the highest bid. Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase sum within the agreed payment time. Failure to pay the offered purchase sum may result in the buyer's liability to compensate in accordance with Chapter 5, section 25 of the Enforcement Code.

The enforcement officer reserves the right to close the sale or extend the sale period.

If it is not possible to leave a bid via Huutokaupat.com, a prospective buyer may submit a written bid to the enforcement officer. The bid will be linked to the online auction as a maximum bid according to the automatic increment. The bid must be delivered in writing to the Enforcement Authority by 11 December 2025 at 12:00 at the address Enforcement Authority, PL 1, 00067 Ulosottolaitos or Enforcement Authority Kajaani, Lönnrotinkatu 2 a, 87100 Kajaani or by e-mail to oulu.realisointi.uo@oikeus.fi. A written bid is binding and the same terms apply as in the online auction. The written bid must be signed and must state the bidder's contact details, the bid's maximum amount and the huutokaupat.com item number to which the bid applies.
